Buildings shall comply with The Virginia Uniform Statewide Building Code and Sections 311, S
Storage) and Section 304, B- Business of the International Building Code /2009.Other Code that
applies is ICC ANSI Al 17.1 -3 -03 Accessible and Usable Buildings and Facilities.
Proposed 45720 sq R single story warehouse/Business shall comply with Chap 5 for height and
area. Site plan indicates incoming sprinkler system on existing building as required. Fire
hydrant locations shall be per IFC 2009 and approved by Fire Marshal. FF elev for slab indicates
areas is flush with existing for ANSI. Special inspection requirements of Chapter 17 of IBC shall
apply to this type of structure. (soils, concrete, steel etc.)
Entrances through existing building. Landings at doors shall not exceed 1:48 slope and
thresholds shall not exceed %x" Existing Handicap parking relocated and quantities ok per
T1106. Parking surface shall not exceed 2% cross slope. HC Signage shall comply with USBC
1106.8. Exterior exit stairs shall be designed as an exterior area of refuge per Section 1007.8
which requires the exterior wall to be rated for one hour. Area of Refuge indicated on site plan.
A minimum of 30"x40" (possible two spaces required) clear space required outside the required
landing. Stairs shall have a minimum clear width 48" handrail to handrail. Signage as required
per ANSI for identification required.
Required Exit shall not exceed maximum travel distance listed in T 1016.1. Max travel distance
cannot exceed that listed in Table 1016.1. Fire department access maybe required around
perimeter of building if height of storage exceeds 12' in height. If building does not meet the
exceptions for increased travel distance, additional accessible exits may be required along
perimeter of building. Smoke and heat vents as required per Section 910.
