WITNESSETH: That for and in consideration of the benefits to accrue thereby to each of the parties and without monetary consideration, Grantor does hereby grant and convey unto the Grantee, with Special Warranty of title, in fee simple absolute, all that certain tract or parcel of land containing 0.0918 acre (4,000 square feet, more or less) and further identified as New Tax Parcel 53 -A -A2 on the plat of survey drawn by Richard A. Edens, L.S., dated June 7, 2010, revised October 5, 2011, attached hereto and by this reference made a part hereof as if set out in full, together with a temporary thirty foot (30') wide easement for ingress and egress over the residue of Tax Parcel 53 -A -Al for the benefit of new Tax Parcel 53 -A -A2 until such time as the alternative access to future public street is available, all of which is shown on the aforesaid attached survey drawn by Richard A. Edens, L. S., dated June 7, 2010, lastrevised February 27, 2012, attached hereto and by this reference made a part hereof as if set out in full; and being a portion of the same land conveyed to Petticoat Gap Lane, LLC by Deed dated August 11, 2004, of record in the Clerk's Office of the Circuit Court of Frederick County, Virginia, as Instrument No. 04- 0015980. The Grantee joins in the execution of this Deed for the sole purpose of evidencing its acceptance of the conveyance of the heretofore described real estate.
