Dear Mr. Verdi:
The above - referenced site plan was approved on June 21, 2011. The site plan is approved for revisions to
the previously approved Wal -Mart Site Plan (SP# 82 -07, #26 -09). The revised site plan is approved for
the construction of a new 152,036 square foot Wal -Mart Supercenter at the Winchester South Market
Place Development located on Maranto Manor Drive and Tasker Road in the Shawnee Magisterial
District.
With the approval of this site plan, it needs to be recognized that all road improvements associated with
this development can be found on the South Market Place Roadway Improvements approved by VDOT
(latest revisions dated 1/15/2009) and the Maranto Manor Drive Plan, approved by VDOT (latest
revisions dated 11/07/2008).
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan,
including review agency comments from all relevant review agencies. I am providing you with three (3)
copies of the approved site plan. Please forward these copies to the appropriate representative(s).
Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy
must be kept on the construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to
contact me if you have any questions or concerns.

Dear Ms. Perkins:
The following are our responses to your comments dated February 24, 2011 regarding the
above referenced project.
Comment 1. On sheet 5A the fencing shown along Rt. 522 is now labeled "proposed
chain link Chain link is not appropriate along this roadway and if the
fencing is necessary for security a decorative metal fence needs to be used
instead.
Response: The proposed fence on top of the retaining wall along Rt. 522 was
labeled as "proposed chain link fence" on the previously approved
plans — no changes to the fence are proposed with this revision.
Comment 2. On sheet 5A a bale and pallet area is now shown behind the stricture, this
area will need to be screened - screening can include a board on board
fence or evergreen trees.
Response: Screening for the bale and pallet area has been provided, and details
for the screening are included on the plan. See sheet 14 for plan view
and sheet 3C for details.
Comment 3. On sheet 5A the landscaped islands for the parking area behind the
_ seasonal garden center need to be revised — the pavement hatching needs
-, to be removed from the islands.
! Response: The landscape islands'in the parking area behind the seasonal garden
center have been revised and the pavement hatching has been
removed from the islands. See sheet 5A.
