Buildings shall comply with The Virginia Uniform Statewide Building Code 2006 and Sections
309 (Merchantile), Section 302 (Assembly) and Section 303, B- Business of the International
Building Code /2006. Other Code that applies is 1CC ANSI Al 17.1 -3 -03 Accessible and Usable
Buildings and Facilities.
Proposed restaurant (A- assembly use) and mechantile (M Use) strip mall shall meet height and
area limited.to type ofconstruction and use per T503. Assembly area is required to be fully
sprinklered and alarmed per Chapter 9, IBC 2006. Merchantile area shall be fully sprinklered or
completely;separated from adjacent space per Sec 703 IBC 2006. Firewall may be required.
Building shall meet ANSI A117.1 -03 for accessibility. Accessible parking spaces provided as
required under T1106.1. Accessible parking is dispersed as required.
11C signage shall comply with USBC Section 1106.8 Elevation points indicate compliance with
ANSI A117.1. Unloading area shall not exceed 2 %. Accessible route shall not exceed 5% slope
at any point along accessible route
Exits shown on plan at this time and appear flat for accessibility as required
Grease trap location outside the building for restaurant uses.
All structural plans submitted for permit application shall be sealed by a VA Design Professional.
Please note the requirements in Chap 17 of the IBC for special inspections for this type of
structure. (soils, concrete, steel etc.)
Question on the unloading area and slopes along side of the assembly area.

be in its own file and be in landscape orientation, Each file shall be titled with the project

be in its own file and each sheet shall be titled with the project name and with the
appropriate sheet number. Each sheet shall (1) be in landscape orientation, (2) be without

AutoCAD 2006.
c) Each of the two CDs shall be labeled with its format and project name, and placed in its own
paper CD envelope.
