Dear Ron:
The above - referenced site plan was approved on December 10, 2010. The site plan is approved for
recreational additions to the existing Regency Lakes Mobile Home Park located off of Regency Lakes
Drive in the Stonewall Magisterial District. Required site improvements include the following:
Removal of the existing baseball diamond and construction of a new 24'x60' pavilion and a new
volleyball court.
Upgrades to the existing parking lot to include striping and installation of wheelstops.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan,
including review agency comments from all relevant review agencies. 1 am providing you with six (6)
copies of the approved site plan. Please forward these copies to the appropriate representative(s).
Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy
must be kept on the construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to
contact me if you have any questions or concerns.

Dear Ron:
Planning Staff has reviewed the above - referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues in
this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review
Staff s comments listed below and prepare a revised site plan which adequately addresses each concern.
Review Comments:
I) Plan Name. This site plan makes references to "Section F "; these recreational improvements are

2) Kev Map. Relocate the text as indicated on sheet 2 outside of the aerial.

9) Existing Parking Area. The existing parking area will need to be revised to include wheelstops and

After you have revised the site plan, please resubmit two copies so that I may verify the information contained
on the plan. I will need all approved review agency comment sheets and at least five copies of the final plan
for approval. Comment sheets are required from the following agencies: the Frederick County Inspections
Department, the Frederick County Fire Marshal, the Frederick County Public Works Department and
Frederick County Parks and Recreation.

RE: Regency Lakes Pavilion /Volleyball plan
/� Dear Candice,
PHPH11l I have enclosed the application and plan for a minor site plan revision for Regency
1 Lakes Mobile Home Park recreational area owned by Hometown America, 150 N.
Wacker Drive, Suite 2800, Chicago Illinois 60606. The proposed changes will remove
the existing baseball diamond and add a pavilion and a volleyball court. This change is
proposed to further meet the needs and wishes of the residents. The shelter meets all
required setbacks.
As the proposed pavilion and the proposed volleyball court are to replace the existing
ball field, the plan will continue to satisfy the recreational requirements and therefore
we request plan approval.
Two copies of the site plan package are enclosed for your review. Due to the
disturbed area of less than 10,000 SF, there is no erosion control plan required.
