Piccadilly Street, Suite 200 Winchester, Virginia 22601 RE: Approval of Site Plan #22 -10; Oak Hill & Blue Ridge MHP Property Identification Numbers (PINS): 55 -A -103 & 55- A -174C Dear Ron: The above - referenced site plan was approved on December 16, 2010. The site plan is approved for the addition of six new mobile home sites (and the removal of one existing mobile home site) at the existing Oak Hill /Blue Ridge Mobile Home Park located on Berryville Pike in the Red Bud Magisterial District. Please note that any future additions to the Oak Hill/Blue Ridge Mobile Home Park will require conformance with all requirements of the Mobile Home Community° (MH -1) District (including but not limited to, lot size and recreational units). I am providing you with five (5) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. Once site development is complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to contact me if you have any questions or concerns. I have attached a copy for your review along with the agency approvals. Specific responses are as follows: 1. Plan Name. We have removed the word subdivision from the tide. 2. Lot Area. This is not a subdivision as noted in comment 1 and therefore the 4,000 SF area is not applicable. 3. Road Construction. All roads but one small driveway are paved. 4. Future Development. Piccadilly Street, Suite 200 Winchester, Virginia 22601 Re: Review Comments for Site Plan #22 -10; Oak Hill & Blue Ridge MHP Property Identification Numbers (PINS): 55 -A -103 & 55- A -174C Dear Ron: Planning Staff has reviewed the above - referenced site plan to determine if administrative approval can be granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff's comments listed below and prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Plan Name. On the coversheet, remove "subdivision" from the title. 2) Lot Area. Show the 4,OOOsf lot areas for each proposed unit. 3) Road Construction. The site plan shows the main road as gravel; however, many of the roads within the development appear to be paved. 4) Future Development. Please note that any future additions along the southern boundary of parcel 55 -A- 103 will result in the zoning district buffer being required along the adjacent subdivision. After you have revised the site plan, please resubmit two copies so that I may verify the information contained on the plan. I will need all approved review agency comment sheets and at least five copies of the final plan for approval. Comment sheets are required from the following agencies: the Frederick County Inspections Department, the Frederick County Fire Marshal, the Frederick County Sanitation Authority, and Frederick County Public Schools. October 6, 2010 Blue Ridge Mobile Home Park Memorandum We have prepared a site plan for 6 additional units at the Blue Ridge Mobile Home Park. These units will not cause the density of the Park to exceed the 8 units per acre allowed. Water and sewer service is available to each building site. These plans have been sent to the Building Official, Public Works, FCSA and Fire Marshal for review. If you require additional agency comments, please let me know.
