Dear Ron:
The above - referenced site plan was approved on December 2, 2010. The site plan is approved
for the construction of a new 7,200 square foot warehouse located at the existing Glaize
Components — ProBuild site on Arbor Court in the Shawnee Magisterial District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site
plan, including review agency comments from all relevant review agencies. 1 am providing you
with six (6) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this
office to schedule an on -site inspection. Do not hesitate to contact me if you have any questions
or concerns.

RE: Glaize Components Pro Build Warehouse

We have received your P` submission comments regarding Glaize Components Pro Build
Warehouse Site plan and we offer the following responses:
1. Lot Consolidation. This warehouse is associated with the primary use located on 64 -A -80J and,
therefore, the two lots need to be consolidated.
RESPONSE: We are preparing the site plan for the warehouse to be the primary use on lot
80M.
2. Gravel Parking Lot. The gravel parking lot on parcel 80J was constructed without approval of a
site plan. This parking area needs to be brought up to current standards with this submission.
RESPONSE: This plan addresses lot 80M only and therefore changes on lot 80J are not
required.
3. Existing Unpenmitted Additions. All unpermitted additions constructed at the site need to be
approved by the Inspections Department.
RESPONSE: This unpermitted structure is on lot 80J and therefore not addressed.
4. Li htin . Indicate if the new warehouse will have anv outdoor lighting.
RESPONSE: Note 2 added indicating that the warehouse will not have outdoor lighting. See
sheet 2.
5. Adioining Property Information. The adjoining property information is incorrect as indicated
on sheet 2.
RESPONSE: Plan corrected. See sheet 2.

Dear Ron:
Planning Staff has reviewed the above - referenced site plan to determine if administrative approval can
be granted. At this time, administrative approval cannot be granted. This site plan is denied until the
issues in this letter, as well as all issues of the other review agencies, have been adequately addressed.
Please review Staffs comments listed below and then prepare a revised site plan which adequately
addresses each concern.
Review Comments:

After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will need all approved review agency comment sheets and at least five copies of
the final plan for approval. Comment sheets are required from the following agencies: the Frederick
County Inspections Department, the Frederick County Department of puhl is Works (County Engineer),
the Frederick County Fire Marshal, and the Virginia Department of Transportation.

I have enclosed an application for a 7,500 SF addition at the Pro Build site on Arbor Court. The fee and Power
of Attorney are also provided.
Minor grading, erosion control and an extension of electric service is all that is required. There will be no
additional employees. The summary shows the current employee numbers and parking summary.
Review copies have been sent to FCSA, Fire Marshal, Building Inspections and Public Works.
