Building shall comply with 2006 Uniform Statewide Building Code (USBC), Section 308 I- Institutional —
Assisted Living facility of the 2006 International Building Code (IBC) and. Building shall also comply with
2003 ANSI A117.1 -03 for Accessible And Usable Buildings and Facilites.
Plans submitted for building permits shall be sealed by Virginia Registered Design Professional.
Site plan indicates two separate buildings. Both are I- Institutional Use Groups. Buildings shall comply
with height and area of T503 IBC with applicable increases. Buildings shall be sprinkled as required. Site
plan indicates sprinkler. Both buildings shall meet height and area for all due to <60' separation
distance. Building is not located within 100 year floodplain.
All required egress shall be accessible. Building appears to meet ANSI with exiting. Handicap parking
provided as required and is dispersed among parking areas. HC parking shall not exceed 2% slope. HC
signage shall be provided as required by the USBC Section 1106.8. Walkways shall not exceed 2% slope.
Walkways exceeding 2% slope shall be designed as handicap ramps. Handicap ramps shall be designed
per ANSI A117.1 -03 Maximum slope 1:12, max distance between landings is 30'.
Grease traps located outside the building should be noted on site plan
Building permit is required for signs and maintenance building shown on plan.
Special inspection requirements of Chapter 17 of the IBC shall apply to this type of structure. (soils,
concrete, steel, etc.)
6/15/09 Handicap parking shall be placed on the closet route to the entrance. Where multiple
entrances exist, parking shall be dispersed among all entrances.
9/3/10 Outdoor structures in close proximity of main structure shall be fully sprinklered or shall comply
with NFPA 13 Section 8.15.7 (noncombustible /fire retardant materials). Monumental signage is
required to have a building permit.
