All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with four (4) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. Once site development is complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to contaclxe if yqu have any questions or concerns. D,dna M. VA 22601 -5000 RE: Carrier Facility ( #06 -10), Site Plan Review Dear Mr. Johnston: The following represents Triad Engineering, Inc. responses to your comments, dated April 21, 2010, concerning the Carrier Facility Site Plan. Review comments are shown in bold italics. We are responding on a point -by -point basis to correlate with your comments. 1. Off -site Improvements. Site Plan cannot be approved until all off -site improvements have been implemented. The Owner is currently processing bids for the off -site improvements on Fort Collier Road, and is aware of the stipulation that this off -site work must be completed. The intent is to award the contract for the building /parking improvements and these off -site improvements to the same general contractor, and construction will occur simultaneously in the most efficient manner. Therefore, the Owner needs to have site plan approval prior to initiation of site work. 2. General Site Plan Notes. Correct rear setback from 75 feet to 25 feet. Also, the number of parking spaces provided is 26 (new) and 2 HC (new) totals of 28. Lastly, annotate number of existing parking spaces lost, it appears that seven spaces were lost. The General Notes have been revised to reflect the comments (see notes #7 & #9, sheet C -02). 3. Site Plan. Annotate proposed sidewalk and width. Where is the location of the two new loading spaces as noted on your general notes? The proposed sidewalk and width have been properly annotated and the loading spaces identified as existing loading spaces (see sheet C -04). Please find the attached revised Site Plan for your review. If everything is satisfactory, we will provide additional copies for final signatures. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staffs comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments Off -site Improvements. Comment sheets are required from the following agencies: the Frederick County Inspections Department, the Frederick County Depyrtment of Public Works (County Engineer), and the Frederick County Fire Marshal.
