THIS DEED, made and dated this � day of October,
1990, by and between WARREN RAY SALES and CONNIE JEAN SALES,
his wife, parties of the first part, hereinafter called the
Grantors, and NORTH STEPHENSON, INC., a Virginia
corporation, party of the second part, hereinafter called
the Grantee.
WITNESSETH: That in consideration of the sum of Ten
Dollars ($10.00) and other valuable considerations paid the
Grantors by the Grantee on or before the delivery of this
Deed, the receipt of all of which is hereby acknowledged,
the Grantors hereby grant and convey, with general warranty,
unto the Grantee in fee simple, the following described real
estate, together with all rights of way, privileges and
appurtenances thereto belonging and subject to all easements
and legally enforceable restrictions of record affecting
such realty:
All that certain lot or parcel of land con -
taining 58,500 square feet, more or less, lying
and being situate a short distance East of U.S.
Highway No. 11, about 2.2 miles North of
Winchester, in Stonewall District, Frederick
County, Virginia, fronting adistance of 200
feet on the Northern or Northeastern side of
a 30 -foot right of way leading Eastward from
U.S., Route 11, and extending back between
parallel lines a distance of 300 feet, the
depth of said lot, .however, being measured
-. from the middle of the aforesaid right of
- ,:'..'way, being - more particularly described by
..a plat'and -survey description of Richard
U. Good, C.L.S., dated June 25, 1959
attached to that certain Deed recorded in
the Clerk's Office of the Circuit Court
for Frederick County, Virginia in Deed
Book 258, at Page 275; and being the same
property conveyed to the Grantors herein
by Deed dated October 19, 1976 from Janet
Hornung, Single, and recorded in the afore-
said Clerk's Office in Deed Book 465, at
Page 727.
The Grantors also grant and convey to the Grantee a
right of way, in common with any others having a right to

the use thereof, over and upon the aforesaid 30 -foot right
of way, which extends in a Northwestward direction from the
property herein conveyed to U.S. Highway No. 11.
The Grantors covenant that they have the right to
convey the within described property; that the same is free
from all liens and encumbrances except as may be hereinabove
set forth; and that they will forever warrant and defend the
title thereto.

THIS DEED made this day of May, 2002, between FLORENCE
M. TRENARY and IRIS C. STAUDENMAIER hereinafter known as the
K 6 J INVESTMENTS, L.C.
Grantors and K&.Y JNYMYKFX A4 ida2 a Virginia limited liability
company, hereinafter known as the Grantee.
WITNESSETH: That for and in consideration of the sum of Ten Dollars
($10.00), cash in hand paid and other valuable consideration, receipt whereof is
hereby acknowledged, the Grantors do hereby grant and convey, with General
Warranty and with English Covenants of Title, unto the Grantee, in fee simple,
together with all rights, rights of way, privileges improvements thereon and
appurtenances thereto belonging, all of the following described property:
Tract 1: That certain lot or parcel of land containing 2.15 acres, more
or less, in Stonewall Magisterial District of Frederick County, Virginia, as
described as Parcel (1) in that deed dated June 14, 1990, of record in the
Clerk's Office of the Circuit Court of Frederick County, Virginia, in Deed
Book 746, at Page 545.
Tract 2: That certain lot or parcel of land containing 3 %x acres, more
or less, in Stonewall Magisterial District of Frederick County, Virginia, as
described as Parcel (2) in that deed dated June 14, 1990, of record in the
Clerk's Office of the Circuit Court of Frederick County, Virginia, in Decd
Book 746, at Page 545,
Both tracts are conveyed in gross and not by the acre.
Reference is here made to the aforesaid instruments, the attachments
thereto and the references therein contained for a further and more
particular description of the property hereby conveyed.

This conveyance is made subject to all legally enforceable restrictive
covenants and easements of record affecting the said property.
The said property was conveyed to the Grantors and Robert N. Trenary as
joint tenants with common law right of survivorship. Robert N. Trenary died on
June 9, 2001, thereby vesting his portion of the property, by survivorship, to the
Grantors herein.
