THIS DEED, made and dated this al 7 day of January, 1999, by and between
JACK K. WAMPLER, SR., and POLLY J. WAMPLER, his wife, and JACK K.
WAMPLER, JR„ parties of the first part, hereinafter called the GRANTORS, and JACK
K. WAMPLER, SR. and JACK K. WAMPLER. JR., partners in WAMPLER'S
MOBILE HOMES a Virginia Partnership, parties of the second part, hereinafter called
the GRANTEES, and PEGGY WAMPLER, Parry of the third part.
WITNESSETH: That for and in consideration of the sum of Ten Dollars ($10.00),
cash in hand paid, and other good and valuable consideration, the receipt of which is hereby
acknowledged, the Grantors do hereby grant and convey with General Warranty of Title and
English Covenants of Tide unto the Grantees, in fee simple, as tenants in partnership, as
specific partnership property pursuant to Title 50, Code of Virginia, 1950, as amended, the
following described property and appurtenances thereto belonging:
All of the following described lot or par el of land, improved by a dwelling
and other buildings, and together with all appurtenances, rights, rights of way
and privileges thereunto belonging situate in Stonewall Magisterial District,
Frederick County, Virginia, about five miles northward from Winchester,
along the Winchester and Martinsburg Turnpike (now designated as U.S.
Highway No. 11), and more particularly described as follows: Beginning at
a point as shown on the plat of K. E. Whitacre Development, 302.3 feet
westward from the Printz line; thence running with die line of U. 5.
Highway No. 11, westward for a distance of 342.7 feet; thence running at
right angles from said highway in a direct line 300 feet to the point in the
land now or heretofore of Dyke; thence eastward in a direct line parallel with
the line of said highway 284.9 feet; thence with a line as shown on said plat
305.3 feet, to the point of beginning; being the same property a one -half
undivided interest in which was conveyed to Jack K. Wampler, Sr., and
Polly H. Wampler, his wife, and a one -half undivided interest in which
conveyed to Jack K. Wampler, Jr., by Deed, dated May 27, 1986, from
Betty B. Wright and Loring J. Wright, Jr., bet husband, of record in the
Office of the Clerk of the Circuit Court of Frederick County, Virginia, in
Deed Book 617, at page 598.
Reference is here made to the aforesaid instruments and the attachments and the
references therein contained for a further and more particular description of the property
hereby conveyed.
That the party of the third part joins in this Deed for the sole purpose of conveying
any interest she may have in this property.
This conveyance is made subject to all easements, rights of way and restrictions of
record affecting the subject property.

WITNESS the following signatures and seals:
Except as noted above, the Grantors covenant that they have the right to convey to
the Grantees; that the Grantees shall have quiet and peaceable possession of the said
property, free and clear from a!II liens and encumbrances; and they will grant such further
assurances of title as may be requisite.
