Re: Review Comments for MDP #09-25 – Eddy’s Lane

Dear Zach:
Thank you for providing the opportunity to review this Master Development Plan (MDP).
Please adequately address each of the comments listed below prior to resubmission of the
MDP:
Review Comments:
1. Sheet 1:
a) Application number: Add the application reference number, 09-25.
Addressed.
2. Sheet 2:
a) PIN: Sheet 2 has the incorrect PIN. Addressed.
b) Phasing: Provide the schedule and approximate location of any proposed
phasing. Addressed.
c) TDR Instrument number: Provide the TDR instrument number and
sending property. Addressed.
3. Sheet 4:
a) Proposed Topography: Provide the proposed topography. Addressed.
b) Rt 37 ROW: Provide the justification for the proposed dedication not
aligning with the Eastern Road Plan. Addressed.
c) Road Plan Trail: Provide the trail identified in the Eastern Road Plan for
the portion of the property. Partially addressed. The trail must be
identified and included with the project.
d) Recreational units: Identify the potential locations for the recreational
units, and general statement of the types of recreational facilities to be
provided. Partially addressed. The identified recreation area appears to
small to adequately facilitate 3 units of recreational requirements.
e) Open Space: The open space of total site area tabulations table and the
provided open space in required open space are inconsistent. Addressed.
f) Inter-parcel connections: Extend streets connecting to adjacent parcels
(§165-202.04 & §144-17(B)(2)).
g) Street Lights: Streetlights are required per §144-19. Addressed.
4. Sheet 5:
a) Eddy’s Lane Typical: The Eddy’s Lane improvements were removed.
Return the improvements.
5. General Comments:
a) Agency Comments: Address the comments provided by the other review
agencies.
b) Re-review Fee: Submit the $500 re-review fee.
Additional comments may be provided on subsequent submission.
After you have revised the MDP, please resubmit it digitally so that staff may verify the
plan address the above comments. Once the revised MDP has been reviewed, staff will
notify you to submit at least four (4) hard copies of the final plan set and a digital (PDF)
copy for final approval and signature. Please do not hesitate to contact me with questions
regarding this letter.
