April 22, 2026 Deer Tree LLC 103 Piedmont Way Stephens City, VA 22655 VARIANCE REQUEST #07-26 PIN # 58-A-29 Dear Sir: This letter is to confirm that the above-referenced variance application was approved by the Board of Zoning Appeals at their meeting on April 21, 2026 The request on parcel identified by Property Identification Number 58-A-29 for a 75-foot variance to
a required 100-foot left and right side yard setbacks which will result in a 87-foot left and
right side yard setback for a dwelling. The property is located off Route 50 West onto
Wardensville Grade (Route 608) pass Mall Barn Lane on the left then proceed right the lot
is next to 4648 Wardensville Grade and is in the Back Creek Magisterial District.
