Dear Mr. Molden:
This letter is to confirm that the above-referenced variance application was approved
by the Board of Zoning Appeals at their meeting on February 17, 2026 The request
on parcel identified by Property Identification Number 61-A-99A for a 40-foot variance
to a required 45-foot right side setback which will result in a 5-foot right side yard setback
from a private right of way for a detached garage. The property is located at 2633 Cedar
Creek Grade in the Back Creek Magisterial District.
