PROJECT DESCRIPTION
THIS PROJECT INVOLVES AN APARTMENT SITE IN FREDERICK COUNTY, VA. THE DEVELOPMENT INCLUDES SEVERAL GARDEN
STYLE BUILDINGS, TWO MULTIPLEX BUILDINGS, AND A CLUBHOUSE, DEVELOPED FOR THE THE RESERVE AT WINCHESTER I, LLC
LOCATED AT 200 RESERVE BLVD, SUITE 300, CHARLOTTESVILLE, VA. THE TOTAL AREA OF DISTURBANCE ASSOCIATED WITH THIS
PROJECT IS 17 ACRES. THE PROPOSED IMPERVIOUS AREA ONSITE SHALL INCREASE THE EXISTING IMPERVIOUS AREA BY 8.84AC.
EXISTING SITE CONDITIONS
THE EXISTING SITE IS PARTIALLY WOODED; HOWEVER, PORTIONS OF THE SITE HAVE EXISTING STOCKPILES AND EXISTING DIRT
ROADS. THE SITE IS SLOPING TO THE SOUTH, WHICH DIRECTS FLOW OFF SITE VIA BOTH SHEET FLOW AND CONCENTRATED FLOW
INTO BUFFALO LICK RUN. BUFFALO LICK RUN HAS AN ESTABLISHED FEMA 100YR FLOODPLAIN.
ADJACENT AREAS
THE SITE IS BORDERED BY CROSSOVER BLVD TO THE NORTH, UNDEVELOPED PROPERTY TO THE EAST AND WEST, AND BUFFALO
LICK RUN TO THE SOUTH.
OFFSITE AREAS
THERE WILL NOT BE ANY OFFSITE DISTURBANCE ASSOCIATED WITH THIS PLAN.
SOILS
THE SITE IS CHARACTERIZED BY 7% HSG CLASS B SOILS, 11% HSG CLASS C SOILS, AND 82% HSG CLASS D SOILS. PER WEB SOILS
SURVEY, FROM USDA, THE SOILS ONSITE ARE PRIMARILY VARIOUS CLASSIFICATIONS OF SILT LOAMS.
CRITICAL AREAS
THIS SITE'S EXISTING CONDITIONS AND PROPOSED GRADING PLAN IS SET UP TO MAINTAIN THE CURRENT DRAINAGE PATTERN;
ALL DRAINING OFFSITE WILL DISCHARGE EITHER TOWARDS BUFFALO LICK RUN OR INTO THE EXISTING STORMWATER
CONVEYANCE SYSTEM.
THE CONTRACTOR SHALL TAKE CARE TO KEEP THE EROSION CONTROL MEASURES IN GOOD WORKING ORDER AND TO NOT
ALLOW EXCESS SEDIMENT TO FLOW OFFSITE. THERE ARE TWO LOCATION WHERE ESC OUTFALL STRUCTURES DISCHARGE STORM
WATER OFF THE SITE.
THERE ARE WETLANDS ONSITE. THE CONTRACTOR SHALL ENSURE THERE ARE NOT IMPACTS TO RESOURCE FEATURES BEYOND
THE PERMITTED IMPACTS.
THE RLD SHALL HAVE ONSITE, PRIOR TO CONTRUCTION, THE TEMPORARY RISER AND BARREL FOR THE SEDIMENT BASIN.
EROSION CONTROL & CONSTRUCTION NARRATIVE 1
1. CLEAR TO THE PRELIMINARY LIMITS OF DISTURBANCE, AS OUTLINED IN PHASE 1 EROSION AND SEDIMENT CONTROL.
2.INSTALL WESTERN CONSTRUCTION ENTRANCE.
3.INSTALL SILT FENCE, SUPER SILT FENCE, AND STONE BREAKS AS DESCRIBED ABOVE AND IN ACCORDANCE WITH THE EROSION
CONTROL PLANS.
4. ALL EROSION AND SEDIMENT CONTROL MEASURES MUST BE INSTALLED, MAINTAINED AND REMOVED IN ACCORDANCE
WITH THE CRITERIA AND GUIDELINES CONTAINED IN THE CURRENT EDITION OF THE VIRGINIA EROSION & SEDIMENT
CONTROL HANDBOOK, ACCORDING TO THE VIRGINIA REGULATION 9VAC 25-840-40.
5.INSTALL INLET PROTECTION ON EXISTING STRUCTURES.
6.INSTALL CULVERT INLET PROTECTION AND OUTLET PROTECTION ON EXISTING CULVERT.
7.INSTALL OUTLET PROTECTION ON BYPASS SYSTEM AND TIE INTO EXISTING LEVEL SPREADER.
8.FILL EASTERN ENTRANCE AS NECESSARY TO CONSTRUCTION THE CONSTRUCTION ENTRANCE.
9.INSTALL SEDIMENT TRAP-1 AND SEDIMENT BASIN-1.
10. CONTRACTOR SHALL ENSURE TO INSTALL DRAWDOWN PIPE IN BASIN AND KEEP IN CLEAN WORKING ORDER.
11. INSTALL DIVERSIONS AND CHECK DAMS.
12. PERMANENT OR TEMPORARY SOIL STABILIZATION SHALL BE APPLIED TO DENUDED AREAS WITHIN SEVEN DAYS AFTER
FINAL GRADE IS REACHED ON ANY PORTION OF THE SITE. TEMPORARY SOIL STABILIZATION SHALL BE APPLIED WITHIN
SEVEN DAYS TO DENUDED AREAS THAT MAY NOT BE AT FINAL GRADE BUT WILL REMAIN DORMANT (UNDISTURBED) FOR
LONGER THAN 14 DAYS. PERMANENT STABILIZATION SHALL BE APPLIED TO AREAS THAT ARE TO BE LEFT DORMANT FOR
MORE THAN ONE YEAR.
13. WHERE CONSTRUCTION VEHICLE ACCESS ROUTES INTERSECT PAVED PUBLIC ROADS, PROVISIONS SHALL BE MADE TO
MINIMIZE THE TRANSPORT OF SEDIMENT BY (VEHICULAR) TRACKING ONTO THE PAVED SURFACE. WHERE SEDIMENT IS
TRANSPORTED ONTO A PUBLIC ROAD SURFACE, THE ROAD SHALL BE CLEANED THOROUGHLY AT THE END OF EACH DAY.
SEDIMENT SHALL BE REMOVED FROM THE ROADS BY SHOVELING OR SWEEPING AND TRANSPORTED TO A SEDIMENT
CONTROL DISPOSAL AREA. STREET WASHING SHALL BE ALLOWED ONLY AFTER SEDIMENT IS REMOVED IN THIS MANNER.
14. ADDITIONAL EROSION CONTROL MEASURES MAY BE REQUIRED BY COUNTY ENVIRONMENTAL ENGINEERING IF
WARRANTED BY FIELD CONDITIONS.
15. THE PERIMETER SILT FENCE MUST BE INSTALLED AND MADE FUNCTIONAL AS A FIRST STEP IN ANY LAND DISTURBING
ACTIVITY AND SHALL BE MADE FUNCTIONAL BEFORE UPSLOPE LAND DISTURBANCE TAKES PLACE.
16. THE CONTRACTOR SHALL INSPECT ALL EROSION CONTROL MEASURES PERIODICALLY AND AFTER EACH RUNOFF
PRODUCING RAINFALL EVENT. ANY NECESSARY REPAIRS OR CLEANUP TO MAINTAIN THE EFFECTIVENESS OF THE EROSION
CONTROL DEVICES SHALL BE MADE IMMEDIATELY.
17. ALL DISTURBED AREAS ARE TO DRAIN TO AN APPROVED SEDIMENT CONTROL MEASURE AT ALL TIMES DURING LAND
DISTURBING ACTIVITIES AND DURING SITE DEVELOPMENT UNTIL FINAL STABILIZATION IS ACHIEVED.
18. THE CONTRACTOR IS RESPONSIBLE FOR THE INSTALLATION OF ANY ADDITIONAL EROSION CONTROL MEASURES
NECESSARY TO PREVENT EROSION SEDIMENTATION AS DETERMINED BY THE COUNTY AND/OR STATE INSPECTOR.
19. ALL TEMPORARY EROSION AND SEDIMENT CONTROL MEASURES SHALL BE REMOVED WITHIN 30 DAYS AFTER FINAL SITE
STABILIZATION OR AFTER THE TEMPORARY MEASURES ARE NO LONGER NEEDED, UNLESS OTHERWISE AUTHORIZED BY THE
LOCAL PROGRAM ADMINISTRATOR. TRAPPED SEDIMENT AND THE DISTURBED SOIL AREAS RESULTING FROM THE

9.ONCE THE SITE IS STABILIZED AND WITH APPROVAL FROM THE INSPECTOR, THE CONTRACTOR SHALL CONVERT THE BASIN
INTO THE WET POND. THIS INCLUDES REMOVAL OF THE TEMPORARY RISER AND BARREL AND THEN CONSTRUCTION OF THE
CONCRETE FLUME.
10. ALL EROSION AND SEDIMENT CONTROL MEASURES MUST BE INSTALLED, MAINTAINED AND REMOVED IN ACCORDANCE
WITH THE CRITERIA AND GUIDELINES CONTAINED IN THE CURRENT EDITION OF THE VIRGINIA EROSION & SEDIMENT
CONTROL HANDBOOK, ACCORDING TO THE VIRGINIA REGULATION 9VAC 25-840-40.
11. PERMANENT OR TEMPORARY SOIL STABILIZATION SHALL BE APPLIED TO DENUDED AREAS WITHIN SEVEN DAYS AFTER
FINAL GRADE IS REACHED ON ANY PORTION OF THE SITE. TEMPORARY SOIL STABILIZATION SHALL BE APPLIED WITHIN
SEVEN DAYS TO DENUDED AREAS THAT MAY NOT BE AT FINAL GRADE BUT WILL REMAIN DORMANT (UNDISTURBED) FOR
LONGER THAN 14 DAYS. PERMANENT STABILIZATION SHALL BE APPLIED TO AREAS THAT ARE TO BE LEFT DORMANT FOR
MORE THAN ONE YEAR.
12. ADDITIONAL EROSION CONTROL MEASURES MAY BE REQUIRED BY COUNTY OR STATE INSPECTORS, IF WARRANTED BY
FIELD CONDITIONS.
13. THE CONTRACTOR SHALL INSPECT ALL EROSION CONTROL MEASURES PERIODICALLY AND AFTER EACH RUNOFF
PRODUCING RAINFALL EVENT. ANY NECESSARY REPAIRS OR CLEANUP TO MAINTAIN THE EFFECTIVENESS OF THE EROSION
CONTROL DEVICES SHALL BE MADE IMMEDIATELY.
14. ALL DISTURBED AREAS ARE TO DRAIN TO AN APPROVED SEDIMENT CONTROL MEASURE AT ALL TIMES DURING LAND
DISTURBING ACTIVITIES AND DURING SITE DEVELOPMENT UNTIL FINAL STABILIZATION IS ACHIEVED.
15. THE CONTRACTOR IS RESPONSIBLE FOR THE INSTALLATION OF ANY ADDITIONAL EROSION CONTROL MEASURES
NECESSARY TO PREVENT EROSION SEDIMENTATION AS DETERMINED BY THE COUNTY OR STATE INSPECTOR.
16. ALL TEMPORARY EROSION AND SEDIMENT CONTROL MEASURES SHALL BE REMOVED WITHIN 30 DAYS AFTER FINAL SITE
STABILIZATION OR AFTER THE TEMPORARY MEASURES ARE NO LONGER NEEDED, UNLESS OTHERWISE AUTHORIZED BY THE
LOCAL PROGRAM ADMINISTRATOR. TRAPPED SEDIMENT AND THE DISTURBED SOIL AREAS RESULTING FROM THE
DISPOSITION OF TEMPORARY MEASURES SHALL BE PERMANENTLY STABILIZED TO PREVENT FURTHER EROSION AND
SEDIMENTATION.

1. Properties and waterways downstream from the development sites shall be protected from sediment
deposition, erosion and damage due to increases in volume, velocity and peak flow rate of storm water
runoff for the stated frequency storm of 24-hour duration in accordance with the following standards and
criteria:
a. Concentrated storm water runoff leaving a development site shall be discharge directly in to an
adequate natural or man-made receiving channel, pipe or storm sewer system. For those sites where
runoff is discharged into a pipe or pipe system, downstream stability analyses at the outfall of the pipe
or pipe system shall be performed.
b. Adequacy of all channels and pipes shall be verified in the following manner:
1. The applicant shall demonstrate that the total drainage area to the point of analysis within the
channel is one hundred times greater than the contributing drainage area of the project in
question; or
2. (a) Natural channels shall be analyzed by the use of a two-year storm to verify that storm water
will not overtop channel banks nor cause erosion of channel bed or banks.
(b) All previously constructed man-made channels shall be analyzed by the use of a ten-year
storm to verify that storm water will not overtop its banks and by the use of a two-year storm to
demonstrate that storm water will not cause erosion of channel bed or banks; and
(c) Pipes and storm sewer systems shall be analyzed by the use of a ten-year storm to verify that
storm water will be contained within the pipe or system.
c. If existing natural receiving channels or previously constructed man-made channels or pipes are not
adequate, then the applicant shall:
1. Improve the channels to a condition where a ten-year storm will not overtop the banks and a
two-year storm will not cause erosion to the channel bed or banks; or
2. Improve the pipe or pipe system to a condition where the ten-year storm is contained within
the appurtenances; or
3. Develop a site design that will not cause the pre-development peak runoff rate from a
two-year storm to increase when runoff outfalls into a natural channel or will not cause the
pre-development peak runoff rate from a ten-year storm to increase when runoff outfalls
into a man-made channel; or
4. Provide a combination of channel improvement, storm water detention or other measures
which is satisfactory to the plan-approving authority to prevent downstream erosion.
d. The applicant shall provide evidence of permission to make improvement(s).
e. All hydrologic analysis shall be based on the existing watershed characteristics and the ultimate
development of the subject project.
f. If the applicant chooses an option that includes storm water detention, he shall obtain approval from
the locality of a plan for maintenance of the detention facilities. The plan shall set forth the
maintenance requirements of the facility and the person responsible for performing the maintenance.
g. Outfall from a detention facility shall be discharge to a receiving channel, and energy dissipaters shall
be placed at the outfall of all detention facilities as necessary to provide a stabilized transition from the
facility to the receiving channel.
h. All on-site channels must be verified to be adequate.
i. Increased volumes of sheet flows that may cause erosion or sedimentation on adjacent property shall
be diverted to a stable outlet, adequate channel, pipe or pipe system, or to a detention facility.
j. In applying these storm water management criteria, individual lots or parcels in a residential,
commercial or industrial development shall not be considered to be separate development projects.
Instead, the development, as a whole, shall be considered to be a single development project.
Hydrologic parameters that reflect the ultimate development condition shall be used in all engineering
calculations.
k. All measures used to protect properties and waterways shall be employed in a manner which minimizes
impacts on the physical, chemical and biological integrity of rivers, streams and other waters of the
U.S..
An erosion and sediment control program adopted by a district or locality must be consistent with the following
criteria, techniques and methods:
1. Permanent or temporary soil stabilization shall be applied to denuded areas within seven days after final grade
If reached on any portion of the site. Temporary soil stabilization shall be applied within seven days to
denuded areas that may not be at final grade but will remain dormant for longer than 14 days. Permanent
stabilization shall be applied to areas that are to be left dormant for more than one year.
2. During construction of the project, soil stockpiles and borrow areas shall be stabilized or protected with
sediment trapping measures. The applicant is responsible for the temporary protection and permanent
stabilization of all soil stockpiles on the site as well as borrow areas and soil intentionally transported from the
project site.
3. A permanent vegetative cover shall be established on denuded areas not otherwise permanently stabilized.
Permanent vegetation shall not be considered established until a ground cover is achieved that is uniform,
mature enough to survive and will inhibit erosion.
4. Sediment basins and traps, perimeter dikes, sediment barriers and other measures intended to trap sediment
shall be constructed as a first step in any land-disturbing activity and shall be made functional before upslope
land disturbance takes place.
5. Stabilization measures shall be applied to earthen structures such as dams, dikes and diversions immediately
after installation.
6. Sediment traps and sediment basins shall be designed and constructed based upon the total drainage area to
be served by the trap or basin.
a. The minimum storage capacity of a sediment trap shall be 134 cubic yards per acre of drainage area
and the trap shall only control drainage areas less than three (3) acres.
b. Surface runoff from disturbed areas that is comprised of flow from a drainage area greater than or
equal to three acres shall be controlled by a sediment basin. The minimum storage capacity of a
sediment basin shall be 134 cubic yards per acre of drainage area. The outfall system shall, at a
minimum, maintain the structural integrity of the basin during a 25-year storm of 24-hour duration.
Runoff coefficients used in runoff calculations shall correspond to a bare earth condition if those
conditions are expected to exist while the sediment basin is utilized.
7. Cut and fill slopes shall be designed and constructed in a manner that will minimize erosion. Slopes that are
found to be eroding excessively within one year of permanent stabilization shall be provided with additional
slope stabilizing measures until the problem is corrected.
8. Concentrated runoff shall not flow down cut or fill slopes unless contained within an adequate temporary or
permanent channel, flume or slope drain structure.
9. Whenever water seeps from a slope face, adequate drainage or other protection shall be provided.
10.All storm sewer inlets that are made operable during construction shall be protected so that sediment-laden
water cannot enter the conveyance system without first being filtered or otherwise treated to remove
sediment.
11.Before newly constructed stormwater conveyance channels or pipes are made operational, adequate outlet
protection and any required temporary or permanent channel lining shall be installed in both the conveyance
channel and receiving channel.
12.When work in a live watercourse is performed, precautions shall be taken to minimize encroachment, control
sediment transport and stabilize the work area to the greatest extent possible during construction.
Nonerodible material shall be used for the construction of causeways and cofferdams. Earthen fill may be used
for these structures if armored by nonerodible cover materials.
13.When a live watercourse must be crossed by construction vehicles more than twice in any six-month period, a
temporary vehicular stream crossing constructed of nonerodible material shall be provided.
14.All applicable federal, state and local regulations pertaining to working in or crossing live watercourse shall be
provided.
15.The bed and banks of a watercourse shall be stabilized immediately after work in the watercourse is complete.
16.Underground utility lines shall be installed in accordance with the following standards in addition to other
applicable criteria:
a. No more than 500 linear feet of trench may be open at one time.
b. Excavated material shall be placed on the uphill side of trenches.
c. Effluent from dewatering operations shall be filtered or passed through an approved sediment trapping
device, or both, and discharged in a manner that does not adversely affect flowing streams or off-site
property.
d. Material used for backfilling trenches shall be properly compacted in order to minimize erosion and
promote stabilization.
e. Restabilization shall be accomplished in accordance with these regulations.
f. Applicable safety regulations shall be complied with.
17.Where construction vehicle access routes intersect paved or public roads, provisions shall be made to
minimize the transport of sediment by vehicular tracking onto the paved surface. Where sediment is
transported onto a paved or public road surface, the road surface shall be cleaned thoroughly at the end of
each day. Sediment shall be removed from the roads by shoveling or sweeping and transported to a sediment
control disposal area. Street washing shall be allowed only after sediment is removed in this manner. This
provision shall apply to individually developed lots as well as to larger land-disturbing activities.
18.All temporary erosion and sediment control measures shall be removed within 30 days after final site
stabilization or after the temporary measures are no longer needed, unless otherwise authorized by the local
program authority. Trapped sediment and the disturbed soil areas resulting from the disposition of temporary

7. The irrigation systems shall be controlled by an evapotranspiration (ET) based irrigation controller with a rain sensor or soil moisture sensor based irrigation controller, or, the
irrigation controller(s) are labeled by EPA water sense program.

3. The contractor shall locate all proposed and existing utilities prior to
the beginning of work. The contractor shall repair any damage to
utilities that are disturbed as a result of the work.
4. The contractor shall maintain all grassed areas, including the repair
of erosion areas, until the grass has reached the level of final
acceptance and throughout maintenance contract period, if applicable.
5. All areas that are disturbed by construction inside or outside the limit
of work shall be repaired, graded, and grassed.
6. All planting bed areas shall be covered with a 3" min. layer of
medium texture shredded hardwood mulch. Unless otherwise noted.
7. All existing trees to be saved will have tree barricades installed
around them prior to beginning of demolition. All work in those areas is
to be done by hand. Fences shall be maintained and kept in place at all
times.
8. Provide erosion control where slopes are greater than 3:1 and where
erosion is reoccurring.
9. All tree, shrub, and ground cover materials shall be planted within 24
hours after delivery.
10. Apply weed germination inhibitor ("Preen") to all plant bed areas.
11. Any plants located in direct sun shall be nursery sun grown.
Planting Notes:
1. The utilities shown are for the contractor's convenience only. There may be other utilities not shown on these plans. The landscape architect assumes no responsibility for the locations shown and it shall be the contractor's responsibility to verify the locations of all utilities
within the limits of work. Contractor shall ascertain location of all utilities prior to excavation. Prior to commencing any work, contact “Miss Utility” at 1-800-552-7001.
2. Contractor shall verify plant material quantities shown on plan with totals in planting schedule. Notify Landscape Architect of any discrepancies prior to final bidding. Plant material quantities and sizes will be inspected for compliance with approved plans by a site plan review
agent of the Frederick County Planning Department prior to the release of the certificate of occupancy.
3. All plant materials shall be guaranteed for one full year to be in a healthy growing condition. Plant materials which do not fulfill this guarantee shall be replaced at no cost to the owner. Replacement shall be guaranteed throughout the original guarantee period. Plants that die
shall be replaced immediately. The owner is responsible for maintaining shrubs and trees that are required per approved landscaping plans. Dying or dead plant materials are to be replaced during the next planting season.
4. Contractor is responsible for watering all plant material during installation and until final inspection and acceptance by owner. Contractor shall not assume irrigation system is fully operational at completion of planting installation.
5. Contractor is responsible for contacting Miss Utility prior to beginning of construction for location of all utility lines. Trees shall be located a minimum of 5 feet from sewer/water connections.
6. All plant materials, topsoil, mulch, fertilizers, soil amenities, planting supplies and methods shall be subject to LA approval. Rejected materials shall be removed from the site without delay.
7. Plant material sizes and grading are to comply with the latest edition of “American Standards of Nursery Stock,” published by the American Nursery & Landscape Association.
8. Contractor shall layout and mark location for all plant material, planting, and improvements shown and request in field approval from LA.
9. All planting bed areas shall be covered with a 3" min. layer of medium texture shredded hardwood mulch. Unless otherwise noted.
10. All substitutions of plant material shall be requested in writing to the landscape architect and approved in writing by the owner. No changes to plant schedule unless first approved by the Frederick County Planning Department Plans review section.
11. All planting operations shall be under the supervision of an experienced plantsman.
12. For trees balled in wire baskets, cut and remove top and sides of basket after installation.
13. Landscape Architect reserves the right to reject any plants and materials that are in an unhealthy or unsightly condition, as well as plants and materials that do not conform to A.A.N. Standards. See American Standard For Nursery Stock (current edition).
14. Soil shall be free of all weeds.
15. Irrigation plans to be design build and designed by others. Irrigation will apply only to the clubhouse area, main entry boulevard, and dog park only.
16. Contractor to install biodegradable erosion control netting (with biodegradable staples) on any steep areas that are to be seeded to prevent seed and soil from eroding away prior to the seed mixes becoming established.
17. Plant materials shall have all strings or ropes at the base of the plant cut away from the trunk (including biodegradable brands of rope).
18. No landscaping shall be installed that obstructs access to fire hydrant or other Fire Department connections. A clear area of 5' shall be maintained around all Fire Department connections.

7. All existing trees to be saved will have tree barricades installed
around them prior to beginning of demolition. All work in those areas is
to be done by hand. Fences shall be maintained and kept in place at all
times.
8. Provide erosion control where slopes are greater than 3:1 and where
erosion is reoccurring.
9. All tree, shrub, and ground cover materials shall be planted within 24
hours after delivery.
10. Apply weed germination inhibitor ("Preen") to all plant bed areas.
11. Any plants located in direct sun shall be nursery sun grown.
Planting Notes:
1. The utilities shown are for the contractor's convenience only. There may be other utilities not shown on these plans. The landscape architect assumes no responsibility for the locations shown and it shall be the contractor's responsibility to verify the locations of all utilities within the limits
of work. Contractor shall ascertain location of all utilities prior to excavation. Prior to commencing any work, contact “Miss Utility” at 1-800-552-7001.
2. Contractor shall verify plant material quantities shown on plan with totals in planting schedule. Notify Landscape Architect of any discrepancies prior to final bidding. Plant material quantities and sizes will be inspected for compliance with approved plans by a site plan review agent of the
Frederick County Planning Department prior to the release of the certificate of occupancy.
3. All plant materials shall be guaranteed for one full year to be in a healthy growing condition. Plant materials which do not fulfill this guarantee shall be replaced at no cost to the owner. Replacement shall be guaranteed throughout the original guarantee period. Plants that die shall be
replaced immediately. The owner is responsible for maintaining shrubs and trees that are required per approved landscaping plans. Dying or dead plant materials are to be replaced during the next planting season.
4. Contractor is responsible for watering all plant material during installation and until final inspection and acceptance by owner. Contractor shall not assume irrigation system is fully operational at completion of planting installation.
5. Contractor is responsible for contacting Miss Utility prior to beginning of construction for location of all utility lines. Trees shall be located a minimum of 5 feet from sewer/water connections.
6. All plant materials, topsoil, mulch, fertilizers, soil amenities, planting supplies and methods shall be subject to LA approval. Rejected materials shall be removed from the site without delay.
7. Plant material sizes and grading are to comply with the latest edition of “American Standards of Nursery Stock,” published by the American Nursery & Landscape Association.
8. Contractor shall layout and mark location for all plant material, planting, and improvements shown and request in field approval from LA.
9. All planting bed areas shall be covered with a 4" min. layer of medium texture shredded hardwood mulch. Unless otherwise noted.
10. All substitutions of plant material shall be requested in writing to the landscape architect and approved in writing by the owner. No changes to plant schedule unless first approved by the Frederick County Planning Department Plans review section.
11. All planting operations shall be under the supervision of an experienced plantsman.
12. For trees balled in wire baskets, cut and remove top and sides of basket after installation.
13. Landscape Architect reserves the right to reject any plants and materials that are in an unhealthy or unsightly condition, as well as plants and materials that do not conform to A.A.N. Standards. See American Standard For Nursery Stock (current edition).
14. Soil shall be free of all weeds.
15. Irrigation plans to be design build and designed by others. Irrigation will apply only to the clubhouse area, main entry boulevard, and dog park only.
16. Contractor to install biodegradable erosion control netting (with biodegradable staples) on any steep areas that are to be seeded to prevent seed and soil from eroding away prior to the seed mixes becoming established.
17. Plant materials shall have all strings or ropes at the base of the plant cut away from the trunk (including biodegradable brands of rope).
18. No landscaping shall be installed that obstructs access to fire hydrant or other Fire Department connections. A clear area of 5' shall be maintained around all Fire Department connections.
