HISTORICAL STRUCTURES: No historical structures have been identified on this site. 14. PHASING: As specified above. PHASE I has already been installed and is in operation. 15. EXISTING STRUCTURES: All existing structures are anticipated to be removed during that construction phase of this project. 16. FIRE LANE MARKINGS: Fire lane markings and signage shall be provided at all fire hydrant locations. 17. OUTDOOR LIGHTING: All outdoor lighting shall be shielded to preclude any off-site illumination and shall conform to the requirements contained in §165-201.07 of the Frederick County, Virginia Municipal Code. 18. SIGNAGE: The proposed monument sign will not exceed 50 square feet (sq. ft.) in area or 12 feet (ft.) in height and shall conform to the requirements contained in §165-201.06 of the Frederick County, Virginia Municipal Code. 19. EXISTING ENVIRONMENTAL FEATURES: FLOODPLAINS: According to the NFIP FIRM 510063 0105B, the property contains areas within the "Zone A" 100 year flood plain. The existing flood way will not be disturbed by operations from this development. RIPARIAN BUFFER: The 35' area of riparian buffer along both sides of Hiatt Run on this site will not be disturbed by operations from this development. LAKES AND PONDS: There is an existing farm pond near the Hiatt Run stream in the southern end of the property and there is an existing quarry located in the northern portion of the property. Both to remain undisturbed. WETLANDS: According to the Preliminary Wetland and Sinkhole Assessment, Carroll Construction Property, Stephenson, Virginia conducted by Engineering Consulting Services, LTD. in October 2003 there is approximately 0.5 acres of wetlands/swamp area located around the existing Hiatt Run in the southwestern portion of the site. STORM WATER RETENTION AREAS: Storm water retention areas may exist where Hiatt Run and the surrounding wetland areas are located. The existing quarry may also serve as a storm water retention area. SOILS: According to the soil survey for Frederick County, Virginia there are approximately two different soil types found on this site. These soil types are grouped into two major categories: Oaklet Soils and Carbo Soils. Both soil groups are characterized by well drained soils formed in residuum of limestone and are found on valley uplands with an average of 60 inches or more to bedrock. There is also and existing quarry located in the southeastern portion of the site. The quarry is approximately 6.3 acres. SINK HOLES: According to the Soil Survey for Frederick County, Virginia there are no mapped sink holes existing on the site. However, the site reconnaissance and geologic and soil analysis conducted for the Preliminary Wetland and Sinkhole Assessment, Carroll Construction Property, Stephenson, Virginia by Engineering Consulting Services, LTD. in October 2003 found that there are approximately 14 "suspect" sinkhole sites located on the property. These areas concentrate around the southern end of the quarry and towards the central areas of the site. WOODLANDS: There are approximately 15 acres of woodlands and dense vegetation on this site. STEEP SLOPES: There are approximately 2 acres of steep slopes on this site around the quarry area. Steep slopes are classified as slopes 50% or greater. These areas will not be disturbed during constructions. ROCK OUTCROPPINGS: Areas of rock outcroppings may be found across this site due to the existing soil and geological conditions. NOTE: Please refer to the Phase I Environmental Site Assessment, Carroll Construction Company, 283 Ebert Road, Stephenson, Virginia and the Preliminary Wetland and Sinkhole Assessment, Carroll Construction Property, Stephenson, Virginia conducted by Engineering Consulting Services, LTD. in October 2003 for additional information. 20.
