Fraley, Sr., party of the first part, hereinafter referred to as the Grantor, and Charlcie B. Fraley, party of the second part, hereinafter referred to as the Grantee. WITNESSETH: That for and in consideration of the sum of One Dollar ($1.00) and other valuable considerations, receipt of which is hereby acknowledge, the Grantor does hereby grant and convey unto the Grantee all that certain tract or parcel of land lying in Back Creek Magisterial District, Frederick County, Virginia on both sides of the Wardensville Grade at Duck Run, about eighteen miles West of the City of Winchester, which tract contains 250 acres more or less and is bounded on the Northeast by the lands of Hodgson, Harry Richards and Triplett; on the Southeast by Gilbert Bill; on the Southwest by Ellsworth Dodson, the McClure land and the lands formerly owned by Morgan Orndorffe. The aforesaid being that same tract conveyed to Raymond W. Fraley, Sr., from S.S. Fraley and Lydia N. Fraley, by dead dated November 7, 1955, and found of record in the Clerk's Office of the Circuit Court of Frederick County, Virginia, in Deed Book 240, Page 195. The Grantor covenants that he has the right to convey said realty to the Grantee; that the Grantee shall have quiet possession thereof, free from all encumbrances, that he has done no act to encumber the some and that he will execute such further assurances of title as may be requisite.
