Thanks for speaking with me previously about this project. As discussed, see attached for 2 concept layouts the team is
considering. We would like to get your initial feedback on the following:
1. MDP Revision process. The approved MDP shows a combination of single-family and Townhouse units. We are
looking to develop with single family only. This change also results in revisions to the internal road network
shown on the approved MDP. However, both of the attached layouts utilize the existing entrances from Inverlee
Way which appear to have been built according to the approved MDP
a. Specifically, we would like to confirm the MDP revision could be handled internally and would not
require Board approval as discussed in our first conversation.
2. As mentioned yesterday, we are also interested in removing the 50' Zoning District Buffer along the eastern
property line. It looks like this was in place based on the Townhouse use in the approved MDP; since we will be
proposed all single family detached, we would like to confirm this buffer is no longer necessary and can be
abandoned.
a. The buffer, is highlighted with a red cloud in the attached Cluster layout.
b. The small lot layout has been revised assuming the buffer will be removed and gives a sense of the
development without the buffer.
3. Finally, as discussed yesterday, we would like to review the Rec Unit requirements and options in a little more
detail based on the attached Small Lot Layout.
I will be out of the office this afternoon, but would be available to discuss on Monday or Tuesday if you have specific
questions. Also, if you think a meeting would be best, please let us know your availability and we can see what works
best for the team.

1. We clarified the road efficiency buffer and zoning district buffer requirement notes on sheet
one.
2. We have revised the note on the intersection improvements to reference the previous
rezoning approval in 2009. Approval of the MDP can then move forward independent of
Governors Hill.
3. The RP standards have been revised to reference the current standards.
4. The road efficiency buffer detail has been revised to reflect the current standard.

We have enclosed a Revised Master Plan Application for Oakdale III, Raven Pointe, Raven
Oaks & Ravenwing (Ravens). The MDP was originally approved on April 29, 2002. The
package includes the signed application and Power of Attorney, 2 copies of the plan, 2 copies of
a reduced version of the plan and the $3,000 fee. Because there are two owners, the fee is
provided on two checks.
This revision commits the Ravens to install an eastbound left turn lane and median break on
Millwood Pike at the Inverlee connection. This improvement is to be completed prior to 1
November 2015.
This master plan change is associated with the Governors Hill proffer amendment application
which, among other minor changes to bring the proffers current, delays the requirement to
complete the construction of Coverstone Drive until 1 November 2025. We filed that application
about a week or so ago.
I have attached comment sheets from VDOT, Inspections, Public Works and the Fire Marshal.
We have received no negative comments.
Can you let me know when you might expect this application to appear on the Planning
Commission's agenda?
