RE: Wakeland Manor Phase 13
BC Project #: 03032.D2
We have revised the subdivision plan to reflect new house types that are to be
offered for sale in this phase. The building dimensions are different from the plan that
you approved previously, so we have revised the building footprints on sheets 3 -4 to
reflect the new unit sizes. Also, associated with this house type revision is the addition
of slab units. The applicable units are labeled as "slab" and have no basements. The
units labeled as transitional units (trans.) serve to transition between the slab units and
the walk -out units. The transitional units will have basements. The overlot grading has
been revised on sheet 4 to reflect the addition of slab units. Also, the sanitary sewer
profiles have also been changed to reflect the new grading. The top of manhole 13A has
been raised to elevation 709.00, the top of existing manhole 12E2 has been lowered to
reflect changes made in Phase 12 and the sanitary sewer lateral tables have been revised
to remove the tight and hung sewer labels from all the units except lots 536, 537 and
538. The tight and hung sewer labels are not necessary for the other lots because this
revision deletes basements from those units. Finally, the Erosion and Sediment Control
Plans have been revised to reflect a change in the limits of clearing and grading behind
lots 529-531 and 537-539. The perimeter controls in those locations have been moved to
the new clearing limits.
Please accept these revised Phase 13 sheets for your review. If you have any
questions or need additional information, please call me at 540-665-0475. Thanks.
