Dept. of Planning and Development From: Michael R. Tucker, P.E. Re: Wakeland Manor, Warrior Drive BC Project #: 03032.22 Enclosed is an updated revision to approved referenced plan. These changes are per VDOT's discussion with Greenway Engineering and a phone conversation with Lloyd Ingram and myself. As stated previously, this revision is the result of negotiations with our client, Centex Homes, and the offsite property owner, JASBO, Inc. (Parcel 104E). The negotiations are to obtain the required right-of-way and easements to construct the portion of Warrior Drive between Tasker Road (Route 642) and Macedonia Church Road (Route 756). The previous submitted revision, dated February 3, 2005, showed a curb and gutter entrance and a turn lane and taper to serve the JASBO entrance and continuing through to Tasker Road on the southbound side of Warrior Drive. The enclosed revised plan shows the curb and gutter removed from the temporary entrance and the "turn lane" designations removed. The additional lane is labeled as a through/turn lane to the Tasker Road intersection. Future plans for the development of the offsite JASBO property will provide the ultimate Warrior Drive site frontage improvements. These changes affect plan sheets 3, 7,11 and 38. Also included in this revision are several other modifications to the Warrior Drive plan. Sheet 3: Added sidewalk behind the CG-12 ramps at the Craig Dr./Talamore Dr. intersection. Added rip -rap at the northwest corner of the Craig Drive and Warrior Drive intersection where runoff from the end of the curb and gutter may cause an erosive condition on the 3:1 slope into the main drainage channel. Sheet 5: Revised the top elevations of storm structures #23 and #24 due to the final conditions established with the adjacent Phase 9 grading. Also added a note concerning the Interim Grading Plan to be added to the Phase 9 Subdivision Design Plans. The note states that the storm system between storm structures #24 to #20 may have to be constructed with the Phase 9 plans if Warrior Drive is not built to the Vincent Drive and Warrior Drive intersection. As on sheet 3, added sidewalk behind the CG-12 ramps at the Vincent Dr./Talamore Dr. intersection. This revision is the result of ongoing negotiations with our client, Centex Homes, and the offsite property owner, JASBO, Inc (Parcel 104E). A previous revision submitted, dated January 17, 2005 for the portion of Warrior Drive between Tasker Road (Route 642) and Macedonia Church Road (Route 756) showed only an entrance to serve the JASBO parcel on the southbound side of the road. The enclosed revised plan depicts the addition of a 200' right turn lane,150' right turn taper for the proposed JASBO entrance and an additional lane from the entrance to Tasker Road. Please disregard the previous revision submission since this is the final lane configuration agreed upon by Centex Homes and JASBO, Inc. As stated in the earlier revision memo, this entrance condition is an interim condition and the ultimate Warrior Drive site frontage improvements should be provided with a site plan proposed for the offsite JASBO property.
