THIS DEED, made and dated this Z. .day.of November, 1976,
by and between Economy Homes, Inc., a Virginia Corporation,
party of the first part, hereinafter called the Grantor and
Dennis K. Derflinger, party of the second part, hereinafter
called the Grantee.
WITNESSETH: That in consideration of the sum of Ten
Dollars ($10.00) and other valuable considerations paid the
Grantor by the Grantee on or before the delivery of this deed,
the receipt of all of which is hereby acknowledged, the Grantor
hereby grants and conveys, unto the Grantee, in fee simple,
the following described real estate, together with all
improvements and appurtenances thereto belonging and subject
to all easements and legally enforceable restrictions of record
affecting such realty.
All of that certain parcel of land, together with the
improvements thereon and the appurtenances thereunto
belonging, lying and being situate in Gainesboro
Magisterial District, Frederick County, Virginia, and
being Parcel 1 on that certain plat and survey of Lee
A. Ebert, dated 21 September 1976, and attached hereto,
together with all rights, rights of way and appurtenances
thereto belonging. This is,a portion of the same pro-
perty conveyed to Economy Homes, Inc., by deed from
Stuart P. Olsen, et ux,' dated October 12, 1976, of
record in the Office of the Clerk of the Circuit Court
for Frederick County, Virginia, in Deed Book 465, at
Page 221.
And further the Grantor herein grants and conveys to
the Grantee herein the right to complete ingress and
egress over the 60 foot wide right of way leading to
Parcel 2 as shown on the aforesaid attached Plat hereto,
as well as the right to complete ingress and egress over
Parcel B which said Parcel is described on the Plat and
Survey of Lee A. Ebert, dated 27 September 1961 attached
to the deed dated 18 November 1961 and recorded in the
Office of the Clerk of the Circuit Court for Frederick
County, Virginia, at Deed Book 275, Page 130, and
conveyed to the Grantor herein by deed dated October 12,
1976, and recorded at the said Clerk's Office in Deed
Book 465, Page 221, on October 15, 1976. Both of these
said rights of way to run with.the land.
The Grantor covenants that it has the right to convey
the within described propertyt that the same is free from all

The Accompanying Plat is a Survey of -the Southeastern Portionof
Parcel "A" of the Land conveyed to Stuart P. Olsen by Deed dated 13
October 1965 in Deed Book 315 Page 609. The said Land lies West of
Route 654 and South of U. S. Route 522, in Gainesboro District, Frederick
County, Virginias
TRACT "1" - 5.00 ACRESs Beginning at a set stone corner to the
Shanholtz Land, the Legge Land and the Haines Land, running with the
Northern Line of the said Haines Land N 660 340 W - 686.04 ft* to
an iron pin corner to Tract 2s thence with the Southeastern Line of
the said Tract N 370 150 E - 447.51 ft, to a point in the Center Line

THIS DEED&OF CORRECTION made and dated this 22Nk/day of
19-M, by and between ECONOMY HO11ES, INC., a
Virginia C6rporation, party of the first part, hereinafter called
the Grantor, and GARY S. WINGFIELD and CATHY L. WINGFIELD, his wife
parties of the second part, hereinafter called the nrantees, and
STUART P. OLSEN and BIRGIT S. OLSEN, his wife, parties of the thirc
part, hereinafter called the Beneficiaries, and JOHN R. PROSSFR,
Trustee, party of the fourth part,.hereinafter called the Trustee.
WHEREAS, by deed dated March 23, 1977, Economy I?omes, Inc.
conveyed certain property to Gary S. Wingfield and Cathy L.
Wingfield, his wife, of record in the Office of the Clerk of the
Circuit Court of Frederick County, Virginia, in Deed Book 472, at
Page 67, and which property is described as Lot No. 11, on that
certain plat and survey of Lee A. Ebert, dated September 21, 1976,
attached to said Deed, however, through inadvertence, said plat wa:
not attached to said Deed; and,
WHEREAS, it is the desire of the parties to correctly
describe and identify the subject land.
NOW, THEREFORE, in consideration of the mutual benefits
to be derived therefrom and other good and valuable considerations,
the Grantor hereby grants and conveys, with general Warranty of
.title, unto the Grantees, in fee simple as tenants by the entirety
with common law right of survivorship, the following described
real estate, together with all rights of way, priv,ileaes and
appurtenances thereunto belonging and subject to all easements and
legally enforceable restrictions of record affecting such realty:
All of that certain lot or parcel of land, together
with the improvements thereon and the appurtenances
thereunto belonging, ly.ina and being situate in
Gainesboro Mdgisterial District, Frederick County,
Virginia, and being Lot 110. 11 on that certain plat
and survey of Lee A. Ebert, dated January, 1977,
attached hereto and by this reference made a part
hereof as if set out in full, and being a portion
of the same property conveyed to Fconomy Homes, Inc.,
by deed from Stuart P. Olsen, et ux, dated October
12, 1976, of record in the aforesaid Clerk's Office
in Deed Book 456, at Page 221; and further being the
same land conveyed to the Grantees herein by deed dated
March 23, 1977, from Economy Homes, Inc., et al, of record
in the aforesaid Clerk's Office in Deed Book 472, at
Page 67 .

And further the Grantor herein grants and conveys
to the Grantees herein the right to complete ingress
and egress over the 60 foot wide right of way as
shown on the Plat of the Deed of Dedication recorded
in the aforesaid Clerk's Office on 16 February 1977 at
Deed Book 469, at Page 843, as well as the right to
complete ingress and egress over Parcel B which said
Parcel is described on the Plat and Survey of Lee A.
Ebert, dated 27 September 1961, attached to the deed
dated 18 November 1961 and recorded in the Office of
the Clerk of the Circuit Court for Frederick County,
Virginia, at Deed Book 275, at Page 130, and conveyed
to the Grantor herein by Deed dated October 12, 1976,
and recorded at the said Clerk's Office in Deed Book
465, at Page 221, on October 15, 1976, and is further
shown on the aforesaid attached plat. Both of these
said rights of way to run with the land.
WHEREAS, the aforedescribed property is subject to a Deedl
of Trust dated 12 October 1976, of record in the aforesaid Clerk's)
Office in Deed Book 465, at Page 223.
For and in consideration of the sum of One Dollar ($1.00)
cash in hand paid and other good and valuable consideration, receipt
of which is hereby acknowledged, the parties of the Third part,
as noteholder and secured parties, and the party of the fourth
part, as sole action Trustee of the said Deed of Trust, do togethe
join in this deed, hereby releasing the parcel and rights of way
herein conveyed from said -Deed of Trust, but reserving the lien of
said Deed of Trust against any parcel not hereby released nor
previously released.'
