Page numbers and totals are added in the lower right corner of each sheet. 3. The vicinity map must be 1:2000 and illustrate all roads and properties within 1000 feet of the project. A vicinity map at 1:2000 scale is provided with the appropriate road and property information. 4. The correct Magisterial District is Shawnee. Shawnee is shown as the correct Magisterial District (see sheets C-1 & C-2). 5. 1 suggest using a darker line type for the topography. Are the elevations accurate? The existing topography is darkened slightly for presentation. The elevations are based on a datum elevation of 100, and are accurate in relation to this datum. 6. Add the uses and zoning to all adjoining properties. The uses and zoning of all adjoining properties is provided (see sheet C-3). 7. Insert a development tabulation summary to include: the numbers of lots, area of each lot, total area in lots, total area of the subdivision, total area of the access easement, and total area of open space. A development tabulation summary is included with the requested information (see General Site Plan Note #7, sheet C-2). 8. Is a road name required? The GIS Department provides approved road names. A road name is not required. The State road frontage requirements were waived at the April 141h Board of Supervisors Meeting. An access easement is provided off of Fay Street for the two lots. 9. Provide legal references for all existing utility easements. All existing utilities are located inside the State right-of-way, therefore there are no additional easements for these utilities on the subject property. 10. The grading plan must include flow arrows and spot elevations. Flow arrows and spot elevations are included on the grading plan (see sheet C-5). 11. Include the cross section and profile design details of the utilities to be extended to the new lots. The profile of the proposed sanitary sewer extension is provided (see sheet C-5). 12. Insert the required landscaping for the proposed lots per Section 165-37. The road efficiency buffer landscaping is provided per County Code (see sheet C-5). 13. Staff Review The proposed subdivision (Exhibit "A") will create two single family detached traditional lots containing a minimum area of 15,000 square feet each. Exhibit "B" illustrates the existing lot configuration. These proposed lot types are allowed in the RP Zoning District, under Chapter § 165-65B of the Zoning Ordinance. Public water and sewer will be utilized by the proposed lots. A 100' foot road efficiency buffer against Route 37 will be provided in this subdivision. The two lots are proposed to be served by an existing private road on a fifty foot right of way. VDOT has funding available for a limited period to assist in alleviating an acute drainage problem along King Street. The plans for this proposed subdivision will include a design for the remedy. The applicant is requesting two additional waivers for this subdivision. The first waiver is an exception to the State road frontage requirements. The second waiver is for an exception to proposed Lot 1 to have less than the 80 feet of frontage at the front setback. STAFF RECOMMENDATION FOR 04/07/04 PLANNING COMMISSION MEETING: The proposed subdivision will create only one additional lot while in turn assist in alleviating an acute drainage problem.
