MAGISTERIAL DISTRICT: Stonewall ADJACENT LAND USE AND ZONING: M-1 (Light Manufacturing) PROPOSED USE AND IMPROVEMENTS: 25-C - warehousing; 25-B - vacant at this time. REVIEW EVALUATIONS: Virginia Dept. of Transportation - No objection to proposed subdivision. This section of Brooke Road is not currently in the State's Secondary System. However, all entrance design and drainage features must meet state rquirements prior to acceptance of this section of street. This office has already reviewed and approved plans for Parcel 25-C, however, a complete set of construction plans for Parcel 25-B will be required for review. Sanitation Authority - No comments. Health Department - No objection; property to be served by central water and sewer. Frederick County Fire Marshall - Review of fire protection plans will be done on site plan or construction drawings at the time of site development. Inspections Department - Comments on this subdivision shall be given at time of plans review in order to determine the Use Group of the BOCA National Building Code, 1987. Planning & Zoning: A master plan was previously submitted for Fort Collier Industrial Park. A more comprehensive master plan has recently been submitted and will more adequately address the major portions of this ongoing project. The division of these two lots is critical to the completion of the transaction that will provide additional right-of-way land to permit the construction of the Hackwood Lane access from Route 11 into the park. Parcel B is being traded by the owners for the additional land to permit construction of Hackwood Lane as an access road that will meet State standards. STAFF RECOMMENDATIONS FOR 217190: Approval. The subdivision application dated October 23, 1989 refers to this subdivision as "Fort Collier Estates". The site plan application dated August 28, 1989 identifies the development as "Fort Collier Industrial Park". Due to anticipated use of the land, suggest latter name be adopted for the subdivision. 2. Article VI of the Frederick County Zoning ordinance requires a Master Development Plan for Fort Collier. This plan, if not already approved, should be submitted and approved prior to further subdivision since specific site planning has already been proposed and the extension of Brooke Road is underway. If adjacent parcels are going to be developed as currently zoned, they should be part of the Master Development Plan. 3. The Brooke Road Extension is integral to the Fort Collier plan.
