Fish Subdivision Plat Dear Mark: The final subdivision plat for Raymond L. Fish was received by this department on December 15, 1997. Upon review, it is evident that several issues must be resolved prior to final approval of this subdivision plat. The most significant issue concerns the conformance of the subdivision with the approved master development plan WP#005-95). All subdivisions must conform to the master development plan approved for the land being subdivided. Please revise the plat to identify the location of the road as shown on the approved master development plan. The construction, or bonding, of the road to the limits of parcel 33-A-164F must occur with the subdivision of this parcel. The addition of this road to the plat will necessitate an updated approval from the.Virginia Department of Transportation. Also, the deed of dedication of this road to Frederick County for public use must be reviewed and approved by the Subdivision Administrator prior to the approval of the final plat. In addition, please verify that the name chosen for the road is acceptable. This should be done through Larry Phillips, Communication Center Supervisor. The final plat must also show the correct location of the zoning district boundary and accurately depict the limits of the 100-year flood plain. We hereby engage with drawers, endorsees and bona fide holders that all drafts drawn in compliance with the terms of this credit shall be duly honored upon presentation and delivery of the above documents. This Irrevocable Letter of Credit shall remain in full force and effect for a minimum of one (1) year from the date hereof and shall be automatically extended for additional terms of six (6) months from the present or future expiration dates, unless sixty (60) days prior to such date or dates, the above named bank or financial institution issuing the instrument, notifies the County in writing by certified mail, that they elect not to renew the instrument for such additional period. During the last thirty (30) days while this Letter of Credit is in force and effect after notice of termination has been given, the County may draw up to the full amount of the sum when accompanied by a document stating that Raymond L. Sheet 2 of 4: Zoning classification line should match that of which is shown on the site development plan. (See attached copy with approximate line drawing.) 2. Sheet 3 of 4: Thirty-foot ingress/egress easement should be changed to 50 feet. 50' BRL setback from Hopewell Road should be changed to 35' BRL. BR Lines should be indicated on plat for the 50-foot ingress/egress, also. Clearbrook Lane (proposed road name) may have to be changed. Contact Larry Phillips at 665-5645 for clarification.
