However, before we can make any further comments, we will need a complete set of subdivision plans in accordance with the Frederick County Subdivision Ordinance. Sanitation Authority - 1. Need sampling and metering MH before tying into FWSA trunkline. 2. Need gate valves on all legs of water main and at end of mains (17 each). 3. Blow offs at end of lines (10 each). 4. What is size of S.S. piping? 5. Move one fire hydrant. Greenwood Fire Company - No objection. Inspections Department - Shall comply to Use Group R, Section 309.0, of the BOCA Basic National Building Code 1984. Planning and Zoning - The plan proposes 215 single-family traditional lots on 102 acres with a typical lot size of 12,150 square feet. The proposed use is allowed. There are woodlands, steep slopes, and floodplains on the site and all environmental requirements have been met. The minimum percentage open space requirements have been exceeded with 30 acres of open space. No recreational facilities are required. No buffers are required and no bonus provisions proposed. A single access to Valley Mill Road is proposed, but several road connections are proposed to surrounding properties. STAFF RECOMMENDATIONS - Approval.
