This will require a subdivision application since it is creating a new parcel. A deed of dedication will be required since the newly created parcel will be a portion of a state maintained roadway. This subdivision application will need to go to both the Planning Commission and the Board of Supervisors, since this is not a part of an approved master development plan. It will be necessary in the review of this proposal to point out that this is a nonconforming lot since it is zoned RP, is less than 100,000 square feet, and does not have public sewer and water extended to the lot. The Planning Commission and/or the Board of Supervisors could possibly require that the available public sewer and water be extended to this property.
