Properties, Inc. to divide the existing nonconforming business uses from the mobile home park uses for two lots, fronting along Route 50 East, in the Shawnee Magisterial District. Zoned MH-1 (Mobile Home Park) 2 lots LOCATION: Along U.S. Route 50 on the south side, 1000 feet north of the intersection of Routes 728 and 50 MAGISTERIAL DISTRICT: Shawnee ADJACENT LAND USE AND ZONING: Mobile home park and industrial land uses, and M-1 Industrial Limited), B-2 (Business General), and A-2 (Agricultural General) zoning PROPOSED USE AND IMPROVEMENTS: To divide the existing non -conforming business uses from the mobile home park uses. Two lots with frontage along Route 50 East. REVIEW EVALUATIONS: VA Dept. of Transportation - No objections to subdividing, however, this office would like to know the intent of the various parcels. If commercial entrances are required, a site plan conforming to VDOT's minimum requirements is needed for review prior to submitting the permit application. Sanitation Authority - Water and sewer service will be available in Oct. 88. Greenwood Fire Company - No problem with this plan. We have added a red dot for a desired location of fire hydrant when water is available. Inspections - Shall comply to Use Group R - Residential Section 309.0 of the BOCA Basic National Building Code 1984. Planning and Zoning - No objections. All County zoning and subdivision criteria have been met. Sewer service is to be provided and the existing entrance will have to be permitted and reviewed by VDOT. The current business uses are non -conforming uses. STAFF RECOMMENDATIONS: Approval. PLANNING COMMISSION RECOMMENDATIONS OF 8/3/88: Unanimous approval with the requirement that the access and/or right-of-way be shown on the plat in detail prior to review and approval by the Board of Supervisors.
