2. No dwelling shall be erected or maintained on any of
said lots having a fully enclosed ground floor living
area, exclusive of carport, garage and oven porches,
of less than 1,500 square feet for single story or
split level homes, or less than 1,200 square feet for
two-story or split foyer homes. All homes shall be
at least fifty percent brick and all block shall be
cased.
3. No building shall be located nearer than 35 feet from
the front property line or the rear property line, nor
nearer than 15 feet from either side property line an(;
the two required side yards shall total 35 feet, excer
Lot 1 on which no building shall he located nearer
than 35 feet from the property lines adjoining
Darlington Drive and Clark Drive.
4. No trailer or temporary building shall be erected or
maintained on any lot in this subdivision.
5. No horse, cow, hogs, goat, fowl or livestock shall be
kept or maintained on any of the lots in this sub-
division.
The party of the third part and the party of the fourth
part do together hereby join in this Deed of Dedication for the
sole and express purpose of indicating their consent to the sub-
division of the subject property and by this instrument do not
release or in anywise affect the aforementioned deed of trust.
The foregoing subdivision is with the approval of the
County of Frederick, Virginia, and the City of Winchester,

Initial review of the A. B. A. Darville lots has been completed. The
lots meet the requirements for zoning (pending R-3 approval), Health Department
and the Sanitation Authority. The Highway Department will require excavation,
proper alignment, and grading of the drainage easement along lot 6 to Route
522. I would request that the cover sheet and deeds be amended to call these
lots Darville -- Section 3.
The plats will.be reviewed by the Planning Commission on May 17th, so
you should get me a copy of the final deed of dedication before that meeting.
