THIS DEED OF CORRECTION, made this 5� day of October, 2006,
by and between DAWSON INVESTMENTS. INC., a Virginia Corporation,
Grantor, and DAWSON PROPERTIES, L.L.C., a Virginia Limited Liability
Company, Grantee, whose address is 601 Lake Drive, Winchester, Virginia 22601.
The Grantor desires to correct an error contained in the December 30, 2003,
Deed of Gift of record in the Office of the Clerk of the Frederick County Circuit
Court, as Instrument Number 030029557, which erroneously described the acreage
conveyed in the Deed of Gift to be 3.204 acres rather than 5.00 acres, more or less.
WITNESSETH
In consideration of the foregoing, Grantor grants and conveys, with General
Warranty and English covenants of title, all of its right, title and interest in and to the
following property unto the Grantee in fee simple, to -wit:
TAX MAP ID: 63-6-3 & 63-6-4
All of that certain tract or parcel of land, lying and being situate in
the Back Creek Magisterial District, Frederick County, Virginia,
containing 5.00 acres, more or less, and more particularly described
as Lots 63-6-3 and 63-6-4 on that certain Final Subdivision Plat for
Dawson Investments, Inc. prepared by H. Bruce Edens, L.S., dated
June 27, 1995 of record in the Office of he Clerk of the Circuit Court
of Frederick County, Virginia in Deed Book 841, at Page 186, et seq.
This is a portion of the property conveyed to the Grantor herein by
deed dated June 27, 1995 from Winchester -Frederick County
Industrial Development Corporation of record in the aforesaid
Clerk's Office in Deed Book 841, at Page 178.
This Deed is exempt from Grantor taxes pursuant to Virginia
Code Section 58.1-811, et seq.
This conveyance is made subject to all restrictions, conditions and
encumbrances of record and contained in the deeds forming the chain of title to the
above described property.
IN WITNESS WHEREOF, the said parties have set their hands and seals, all
as of the day and year first above written.

This Deed of Correction to Quit Claim Deed made and dated this 30th day of April,
2003, by and between C. Bruce Dawson and Patricia P. Dawson his wife, parties of the first
part hereinafter called the Grantors, and The Dawson Groug_LLC, a Virginia Limited
Liability Company, party of the second part hereinafter called the Grantee.
WHEREAS, by Quit Claim Deed dated February 27, 2001, C. Bruce Dawson, et ux,
conveyed certain property to The Dawson Group, LLC, wherein said The Dawson Group was
erroneously referred to as a Virginia corporation when in fact the same is a Virginia limited
liability company; and
WHEREAS, it is the desire of the parties hereto to correct said error.
WITINESSETH:
NOW, THEREFORE, That for and in consideration of the mutual benefits to be derived
therefrom and the correction herein recited, the Grantors do hereby grant and convey with
general warranty of title and English covenants unto the Grantee in fee simple absolute, the
following property, together with the improvements thereon and appurtenances thereon
belonging:
All those certain tracts or parcels of land together with the improvements thereon and
the appurtenances thereon appertaining, lying and being situate in Back Creek Magisterial
District, Frederick County, Virginia, and being designated as Lot I containing 2.7977 acres,
more or less, Lot 2 containing 5.9499 acres, more or less, and Lot 3 containing 14.6128 acres,
more or less, all as is shown on the final plat of Dawson Industrial Park, dated April 19, 1999,
prepared by P. Duane Brown, L.S., and attached to the Deed of Dedication recorded in Deed
Book 947, at Page 853, among the land records of Frederick County, Virginia; AND BEING
a portion of the same real estate acquired by C. Bruce Dawson by Deed dated July 6,1990 from
