We have completed our review of the revised subdivision plan dated April 2, 2013 and it appears
that all of our previous comments have been addressed. Therefore, we recommend approval of the
subject plan.
You requested a variance to utilize Silt Soxx as a perimeter control for the erosion and sediment
control measures. The plan indicates the use of Silt Soxx in lieu of wire reinforced silt fence and a
sediment trap. Silt Soxx is not an approved erosion and sediment control device listed in the Virginia
Erosion and Sediment Control Handbook (VESCH). However, based on the information you provided
with the plan, it appears that Silt Soxx will effectively protect off -site areas from sediment run-off.
Therefore, we approve your variance request
to utilize Silt Soxx in lieu of wire reinforced silt fence and a sediment trap. The installation of the Silt
Soxx shall be carefully monitored and inspected once complete. We are requesting that you notify our
office when the material is scheduled to be placed to allow us to observe the installation.
If the Silt Soxx does not achieve the level of protection provided by use of a silt fence and/or
sediment trap, you will be required to install the necessary wire reinforced silt fence and sediment traps.
If you should have any questions, do not hesitate to contact me.

Dwellings shall comply with The Virginia Uniform Statewide Building Code and The
International Residential Code/2009. The shelter structure shall comply with use group U
(Utility) of the International Building Code/2009.
VA Registered Design Professional seal required on all slabs construction documents with
greater than 8" earth fill or 24" clean sand/gravel.
Backwater valve shall be installed on all plumbing fixtures, (subject to back sewer), with the
flood rim located below the top elevation of the upstream man hole cover. Lots # 24,22,
21,20,19,18,16,9,10,11,12,and 7 have slab levels below the upstream manhole cover elevation.
Lot #14 is not shown for sewer connection or elevations on sheet 14 of 16?
Basement egress shall be provided and comply with VUSBC section R310.1 Emergency Escape

Response:
■ Details have been provided, see sheet 16. Pictures of recreation amenities such as gazebo, benches, and
post sign are shown on the plan for information purposes only, see sheet 16. As discussed with
Planning, the owner has the option to substitute with other types of recreational amenities or styles as
long as they meet the County Zoning Ordinance requirements.
■ Signage along the trail and benches will be shown and installed as part of the recreational amenities
plan.
■ A portion of the public road is shown on plan, see sheet 7.
■ The 150' right turn lane and the 50' taper are noted on plan, see sheet 7.
■ There are two existing access driveways from Apple Valley Road, the existing left driveway is vacated
