Darlington, Stonewall Magisterial District Dear Mr. Ritchie: While reviewing our files, we realized that we had not sent you a letter on the approval of the final subdivision plat of the J. P. Darlington subdivision. This letter is to confirm that the Frederick County Board of Supervisors approved the final subdivision plat of J. P. Darlington on January 27, 1988. The Board of Supervisors approved the division of 33.6615 acrs into two lots: Parcel One (27.6615 acres) and Parcel Three (4.8813 acres) and one right-of-way for Gordon Drive (1.5047 acres). This property is located on the east side of Baker Lane, north of the Winchester City limits at Gordon Drive. If you have any questions regarding this matter, please feel free to call me. Darlington Two Lots (33.6615 Acres) Zoned B-2 (Business General) and B-3 (Industrial Transition) LOCATION: East side of Baker Lane, north of the Winchester City Limits at Gordon Drive. MAGISTERIAL DISTRICT: Stonewall ADJACENT LAND USE AND ZONING: Business, industrial, and vacant residential land uses, B-2 (Business General), M-1 (Light Industrial), and RP (Residential Performance) Zoning. PROPOSED USE AND IMPROVEMENTS: Division of 33.6615 acres into two lots: Parcel One (27.2755 acres) and Parcel Three (4.8813 acres), and one right-of-way for Gordon Drive (1.5047 acres). REVIEW EVALUATIONS: VA Dept. of Highways & Transportation - Proposed extension of Gordon Drive appears satisfactory; however, permanent easement or right-of-way should be provided at the end of roadway alignment for the construction of cul-de-sac. Should the developer plan to enter this roadway extension into the Department's Secondary System, we will require the submittal of a complete set of roadway plans for our review and approval. In order to incorporate the proposed realignment of Baker Lane, the necessary right-of-way and easements will need to be conveyed to either the County of Frederick or the Commonwealth of Virginia. Sanitation Authority - Water and sewer facilities are available to the proposed rezoning. Greenwood Fire Company - The Greenwood Volunteer Fire Company has no problem with this plan. Inspections Department - This request for subdivision shall comply to the BOCA Basic Building Code 1984. Page 2 J. P. Darlington Subdivision Planning and Zoning - No objection to the subdivision, which follows the B-2 and B-3 zoning divisions recently created. However, prior to the relocation and extension of Gordon Drive and the Baker Lane/Gordon Drive intersections, all construction plans need to be reviewed and approved by VDOT.
