This letter is to confirm the Frederick County Board of Supervisors` action at
their meeting of February 25, 1987:
Approval of the subdivision of the D & S Enterprises Lots to subdivide three lots
for single-family traditional development. This property is zoned RP
(Residential Performance) and is located on Route 832, in Sunnyside, in the
Stonewall Magisterial District.

ADJACENT LAND USE AND ZONING: Residential Land Use and RP (Residential

PROPOSED USE AND IMPROVEMENTS: Subdivision of three lots, single-family
traditional.
REVIEW EVALUATIONS:
Highway Department - No objection. An entrance permit must be applied for
prior to working on the State's right-of-way.
Sanitation Authority - Proposed utilities easement is acceptable for sewer
service. Water is along Route 832.
Round Hill Fire Company - No objection.
Planning and Zoning - No objection. The proposed subdivision meets all
requirements of the RP (Residential Pef ormance) Zoning District and Chapter
18, Subdivision Regulations. The staff has discussed the access to lots 1
and 2 with the applicant's surveyor. It is the staff's opinion that access
via a pipe -stem connection with Route 832 is better than connection with
Foreman Drive and Purcell Avenue, both with inadequate right-of-way and
pavement width.
STAFF RECOMMENDATION: Approval. It should be noted that this parcel currently
consists of three parcels with one residence.
PLANNING COMMISSION RECOMMENDATION: Approval by majority vote.
