(2) All building plans must have final approval of the Winchester -Frederick County Industrial Development Corporation,. provided the same be in existence, including layout, exterior architectural design and description, and landscaping. (3) Land Coverage.. No structure or structures may cover more than 50 per cent of the gross aggregate land area of the individual lot. (4) Building Setbacks. Front buildings and storage areas shall be set back at least 751,-0 from ;the right-of-way line of the main access road through the Winchester Industrial Park, or the road on which the building fronts. Buildings and storage areas located on lots having frontage on more than one street or road shall be set back at least 75'-0 from the right- of-way line or each street or road:. Buildings and storage areas sha11•be set back at least 25'-0 from all other property lines. (5) Parking. At least one parking space 9 x 19 with sufficient manueve,ring space, shall be provided for each employee. No parking shall be allowed within the front setback area directly in front of the main structure. (11) The aforesaid property shall be conveyed solely for use as industrial facilities and no parcel shall be used as a retailing facility. (12) Sales of all parcels shall be made directly to the industrial prospect with a warranty that construction of the industrial facility will commence within six (6) months after the date of purchase.
