Clifford & Associates Mr. Steve Gyurisin 200 North Cameron Street Winchester, VA 22601 RE: Revised Westview Business Center Master Development Plan Dear Steve: I have had the opportunityto review the above referenced revised Master DevelopmentPlan which Mr. Glaize submitted to our office on February 26, 1997. Several issues must be addressed before this department will administratively approve this revised Master Development Plan. The most critical informationyou need to provide us with is a Master DevelopmentPlan that accurately depicts the existing characteristics of the land contained within the plan. This item is essential. Based upon the original Master Development Plan and a recent site visit, it is clear that the area of woodlands depicted does not represent what actually exists on the site. Also, the area shown as a level area does not exist and should, therefore, be revised to show the existing grades. At this time, zoning district buffersseparating the Garber property from both the B2 and M 1 portions of the site must be included on the Master Development Plan. A "B" category buffer would be required along the property line adjacent to the B2 portion of the site, and a "C" category buffer would be required along the property line adjacent to the Ml portion of the site. In addition to the above issues, please address the following comments. I) The acreage of the Virginia Apple Storage parcel should be revised to reflect the correct acreage. 2) The approximately two acres of woodlands disturbed in association with the development of the Virginia Apple Storage parcel should be depicted on the plan and in the environmental features table. 3) Please provide the metes and bounds for the southern property line,as well as for the Virginia Apple Storage and O'Sullivan parcels. 107 North Kent Street • Winchester, Virginia 22601-5000 Westview Business Center MDP (Revised) Page 2 March 7, 1997 4) The removal of the "possible building site" icons from both the plan and the legend would be preferable to aid the clarity of the plan. 5) Please provide the location map in the boxed space that you have set aside. 6) Please provide a cover sheet for the Master Development Plan, sheet one of three, that shows the entire limits of the development at a larger scale. This is in addition to the more detailed sheets you have already provided. Please revise the Master Development Plan to reflect the above comments. The Director of Public Works has reviewed this plan and indicated his approval. Once the comments have been addressed, please resubmit the revised Master Development Plan so that it can be administratively approved. Lot #1: A commercial entrance for access may not be obtainable on Route 728 due to limited sight distance and available frontage.
