THIS DEED OF DEDICATION made and dated this 15th day of December,
1997, by and between GEORGE W. GLAIZE, JR., and CAROLYN G. GLAIZE, his
wife, parties of the first part, hereinafter called the Declarant, whether one or more, and
COUNTY OF FREDERICK, VIRGINIA, party of the second part, hereinafter called
the Grantee.
WHEREAS, the Declarant is the owner in fee simple of certain real estate shown
on the attached plat drawn by Mark D. Smith, L.S., dated July 25, 1997, known as
TRACT C- INDEPENDENCE DRIVE, and being a part of the development known as
Westview Business Centre on the final master development plan of said development as
filed in the office of the Department of Planning and Development in Frederick County,
Virginia. This is a portion of the real estate conveyed to the Declarant herein by Deed
dated May 4, 1993, of record in the Office of the Clerk of the Circuit Court of Frederick
County, Virginia, in Deed Book 796, at Page 1471; and,
WHEREAS, said real estate as shown on the aforesaid attached plat has been
subdivided into a street known as Independence Drive, and the attached plat shown
accurately the metes and bounds of the said street, together with the easements to be
dedicated to the Grantee for storm drainage easements and drainage easements as shown
on the aforesaid attached plat and by this reference is made a part hereof as if set out in
full; and
WHEREAS, the Declarant now desires to dedicate the said Independence Drive to
the Grantee, together with the aforesaid storm drainage easements and drainage

easements as shown thereon. ui�
NOW, THEREFORE, THIS DEED OF DEDICATION WITNESSETH: That
for and in consideration of the premises and benefits which will accrue by reason of this
dedication, the Declarant does hereby subdivide, grant and dedicate, in fee simple, unto
the Grantee, all of that certain tract of land containing 3.7961 Acres, known as
Independence Drive, together with the storm drainage easements and drainage easements
shown on, the survey drawn by Mark D. Smith, L.S., dated July 25, 1997, attached hereto
and by this reference made a part hereof as if set out in full and which plat is drawn in
conformity with the final master development plan for Westview Business Centre, on file
in the Office of the Frederick County Department of Planning and Development. This is
a portion of the same land conveyed to the Declarant by a Deed dated May 4, 1993, of
record in the aforesaid Clerk's Office in Deed Book 796, at Page 1471.
The dedication and subdivision of the land as shown on the attached plat is with a
free consent and in accordance with the desire of the undersigned as Declarant, and is in
conformity with the provisions of "The Virginia Land Subdivision Act", as are
applicable, together with the applicable ordinances and regulations of the governing body
of Frederick County, Virginia.
The County of Frederick has duly approved the aforesaid plat and acceptance of
Independence Drive as a public roadway shown and confirmed by the endorsement and
date entered on the said attached plat by the proper officials of the said Frederick County,
Virginia.
