THIS DEED, made this 306" day of JUKE , 2004, between EFG , LC, a
Virginia liability company, party of the first part, hereinafter called the Grantor, and JOBALIE,
LLC, a Virginia limited liability company, party of the second part, hereinafter called the Grantee.
WITNESSETH: That in consideration of Ten Dollars ($10.00) and other valuable
consideration, the receipt of which is hereby acknowledged, the Grantor does grant with General
Warranty and English Covenants of Title, unto the Grantee, in fee simple, the following described real
estate, to -wit:
All that certain lot or parcel of land situate on the north side of Independence Drive
(Virginia Route 1092), in Shawnee Magisterial District, Frederick County, Virginia,
containing 6.2858 acres, more or less, and designated as Lot 18, Westview Business Centre,
as more particularly described by Final Subdivision Plat of the Land of EFG, LC for Lot 18-
Westview Business Centre, made by Richard A. Edens, L.S., dated June 11, 2004, attached
hereto and by this reference made a part hereof, and being a portion of the same property
conveyed to EFG, LC., by deed dated February 26, 2004, of record in the aforesaid Clerk's
Office as Instrument No. 040003382. (TIN: 64-A-159T)
This conveyance is made subject to all duly recorded and enforceable restrictions,
reservations, easements and rights of way, including the covenants and restrictions for Westview
Business Centre, recorded in the aforesaid Clerk's Office in Deed Book 868, at Page 1092, which
includes a 20' utility easement along each boundary line of each lot in said Centre.
