The subdivider shall be required to submit a deed of dedication, a
copy of all covenants and restrictions, an estimate of all public
improvements, all required guaranties for improvements and all
final plats to the Subdivision Administrator. All final plats
shall be drawn to a scale acceptable to the Subdivision
Administrator. The following checklist is provided to assist the
applicant in ensuring that all required information is provided.
The form must be completed and submitted with the application and
other required subdivision materials. If any of the items listed
below are not included with the materials submitted, your
application will not be considered complete and will not be
accepted for filing. Check with the planning staff if you feel
some element on the. list does not apply to your situation. All

{ RALPH 14. WAKEMAN and MAE C. WAKEMAN, as PRINCIPALS
and THE ESCROW ACCOUNT IN THE AMOUNT OF FOURTEEN THOUSAND DOLLARS,
HEREINAFTER RECITED, as SURETY, are held and firmly bound to
the County of Frederick, Virginia, in the ,just and full sum of
FOURTEEN THOUSAND DOLLARS ($14,000.00) to the payment of which
the said Ralph M. Wakeman and Mae C. Wakeman bind themselves,
their successors and assigns, and waive all exemptions as to
this obligation signed this day of October, 1973.
The condition of the above obligation is such that:
Ralph M. Wakeman and Mae C. Wakeman are now subdividing certain
land in Frederick County, Virginia, known as Wakeland Manor
Subdivision, and there are in said Subdivision certain streets
iknown as Craig Drive, Lane Street, and 'Wakeland Drive, Section
D, as shown on that certain plat and survey of J. R. Nicely, C.
L. S. and by this reference made a part hereof as if set out
in full.
3y an Ordinance duly adopted on January 10, 1966 by
the Board of Supervisors of Frederick County, Virginia, it is
provided that streets in subdivisions must be paved, graded and
otherwise improved to meet the specifications of the Virginia
Department of Highways.

Further, the Water and Sewer Ordinance of Frederick
County, Virginia requires a guarantee of the developer of the
maintenance of the water and sewer facilities for a period of
one (1) year after they have been completed.
It was further provided in said Ordinance that a bond

may be posted with the County of Frederick for an amount of the
11value of the improvements to be made on such streets and the
maintenance of the water and serer fa
cilities for said period of
one (1) years -Said bond permi ttinc; the early a�. roval and re-
cordation of plat and dedication of streets ill Said subdivision.
It is agreed that the said sum of Fourteen Thousand
iDollars ($14,000.00) is sufficient to indemnify the County of
