Frederick County administratively approved the above -referenced, Master Development Plan
(MDP #06-17) — Revision 5 for Snowden Bridge on October 26, 2017. This revised MDP is
approved for the rearrangement of housing types within development, and reconfiguration of
the internal road network for Land Bay III. This MDP revision has no change in the overall
density or use from what has been previously approved.
All requirements of the Frederick County Zoning and Subdivision Ordinance have been
addressed in the plan. I am providing you with three (3) copies of the approved final Master
Development Plan. Please ensure that these plans are distributed accordingly. Please

development plan referenced above:
Preliminary Review Comments:
1. Utility Contacts. This should be revised to reflect the recent name change of the Frederick
County Sanitation Authority (FCSA) to "Frederick Water."
2. Signed Seal. A signed seal of the certified Virginia land surveyor, architect, or engineer
who prepared the Master Development Plan is required on final copies for signature by the
Planning Director and County Administrator.
Staff acknowledges receipt of review agency comments from: Frederick County Fire Marshal,
Frederick County Department of Building Inspections, Frederick County Department of Public
Works, Frederick Water (formerly FCSA), Frederick County Public Schools, and the Virginia
Department of Transportation (VDOT).
In order to administratively approve this MDP, you should also submit review agency comments
from the following agencies: Frederick County Parks & Recreation. Once Planning and
Development comments are addressed, and a copy of outstanding review agency comments are
provided, please provide a pdf disk with the final MDP, plus at least five (5) hard copies for

Revision #5 submitted to us on May 24, 2017. We offer the following comment:
It is noted that several streets will be private lanes. As our buses don't travel down
private lanes, students who live on these streets will need to walk to a public street to
meet the bus at a location to be designated by our Transportation Department.

This Master Development Plan application package is incomplete and will not be scheduled for
consideration by the Planning Commission and the Board of Supervisors until all of the
following have been submitted. A complete application package is necessary to place the master
development plan on the Planning Commission and the Board of Supervisors agendas. It is
recommended that the applicant meet with a representative from the Department of Planning and
Development staff when submitting applications in order to review the materials for
completeness.
