submitted site plan for Lake Frederick Phase 3-1 as prepared by Bowman Consulting.
This plan is being replaced with the recent submission of the Phase 3-1 and 3-2 plan

Dear Mr. Veltri
The Planning Staff has reviewed the above -reference subdivision design plan to determine if
administrative approval can be granted. At this time, administrative approval cannot be granted. This
plan is denied until the issues in this letter have been adequately addressed. I have enclosed a marked
copy of the plans to assist with the revision. The following comments need to be addressed:
1. On sheet 2, note that the roads within this design plan are built to the current VDOT standards
that are in effect of the date of the plan. Road profiles to be included.
2. All roads profiles sheets 14-19 need to note roads within this design plan are private.
3. The plan needs to show stop signs at intersections. (sheets 6-9)
4. The plan needs to show streetlights at intersections and end of cul-de-sac. (sheets 6-9)
5. Existing conservation area size. (sheet 3)
6. Sheet 37 needs to show lighting detail.
Please address the above comments and resubmit two copies so that I may verify the information
contained on the plan. I will need all approved review agency comment sheets from: the Virginia
Department of Transportation, Frederick County Inspections Department, Frederick Public Works,
Frederick County Sanitation Authority, Frederick County Fire Marshall, Frederick County Parks and
Recreation, Frederick County Public Schools, and Frederick County GIS. Should you have any
