We attempted to subdivide this parcel with the recorded 8A-1 record plat but Frederick Water disputed that it was created correctly so therefore we were forced to create this plat and deed solely for the creation of this one lot. I would note that your mapping department recognized it as being created with the 8A-1 plat as I can see it on their GIS mapping. There is no bonding associated with this plat as it has already been included in the bond we provide you for Phase 8A-1. I am enclosing the following items associated with this submission: • 3 original executed copies of the record plat • Copy of the fully executed deed • Fee check in the amount of $200.00 Please let me know if you have any comments or when I can pick up the executed plat originals. " Response: The MDP revision number has been added to the sheet title. Note that it was not added to Note 11 on the cover sheet per the markup provided. Note 11 lists approved applications. "Relocation of Recreation Amenities. Stuff has concern with the relocation of the proposed Community Center Pool, Bath House, Tot Lot and Sports Courts from Phase III, as this clusters amenities at the existing project entrance on Rt. 522, and does not disperse these amenities throughout the development to serve later phases. " Response: Please note that the above referenced amenities were grouped together in Phase 3 on the approved MDP. The proposed revisions relocate the pool, clubhouse and sports courts to Phase 1 but propose two tot lots, one in phase 1 and another in phase 3. This is an increase of one tot lot for the overall project. The applicant is respectfully requesting to move the amenity grouping to the entrance on Rt. 522 to take advantage of the elevation and views of the Shenandoah Mountains and the surrounding valley. These views would not be as desirable if the clubhouse were located in the woods as previously proposed in Phase 3.
