This letter is to confirm the Frederick County Planning Commission's action at
their meeting of February 18, 1987:
Approval of the subdivision for Tudor Square, Section 2, for 54 two -bedroom
townhouses with parking, open space, recreation area, and utility improvements.
This property is zoned RP (Residential Performance) and is located on the west
side of Frederick Mall Drive, in Sunnyside, Gainesboro Magisterial District.

LOCATION: West side of Frederick Mall Drive (Sunnyside).
MAGISTERIAL DISTRICT: Gainesboro
ADJACENT LAND USE AND ZONING: Residential and commercial land use and RP
(Residential Performance) and B-2 (Business General) Zoning.
PROPOSED USE AND IMPROVEMENTS: 54 2-bedroom townhouses with parking, open space,
recreation, and utility improvements.
REVIEW EVALUATIONS:
VA Dept. of Highways & Transportation - Approval; see attached letter dated
July, 2, 1986.
Sanitation Authority - Approval; proposed water and sewer facilities meet
Authority specifications.
Round Hill Fire Company - No objection. Need additional hydrant in front of
apartments 8-11. Hydrants must be on a loop system so a fire flow can be
maintained. Any refuse containers on the site must be accessible. Fire
lanes must be constructed between townhouses, Section 8-14 and 15-20, and
between apartments 24-27 and 28-31. Appropriate curb cut access in
accordance with Chapter 10, Article IX, Section 2-3-2 of the Code, must be
constructed.
PLanning and Zoning - No objections. The subdivision plat is drawn in
conformance with the master development plan. Westminster Canterbury Drive
(formerly Frederick Mall Drive) must be VDH&T maintained and acceptable. All
townhouse lot areas, parkway, yard areas, setbacks and building spacing are
in compliance with RP (Residential Performance) use regulations.
STAFF RECOMMENDATIONS: Approval. All VDH&T and fire company comments have been
incorporated in the approved site plan.

Dear Chuck:
This is to acknowledge receipt of your site plan for the, above
referenced subdivision. We have the following comments:
1. The proposed entrance appears to be within our minimum requirements.
2. We recommend a Virginia Department of Highways and Transportation
standard stop sign be erected at the proposed entrance at the
existing street.
3. It is understood the proposed roadway will be kept private and
the Virginia Department of Highways & Transportation will not be
asked to be added to the Secondary System without bringing it to
our minimum requirements.
4. If the proposed access road to Westminister of Canterbury is a
private road it may be necessary to obtain some additional
right-of-way for the purpose of turning our equipment around to
keep from having to pull onto private property. However, if this
is dedicated right-of-way and open to the public this may not be
necessary.
5. As the existing street is not in the Secondary System, a permit
is not required at this time. However, it must be understood the
entrance would have to be constructed to the minimum requirements
if and when this street is added to the Secondary System.
