This area is an extension of the Stonewall Industrial Park and was master planned in May 1999 and revised September 1999. This subdivision and road plans follows the layout delineated on the master plan. A 24' wide industrial access road is proposed. A new intersection on Route 661 will be constructed, providing both left and right turn lanes on Welltown Pike. Sewer and water service is extended down both sides of Tyson Drive. Sewerage from the site will be pumped to the south and west to an existing manhole on the east side of existing Tyson Drive, 770 ft. north of McGhee Road. Water is extended from an existing stub at the Tyson Drive cul-de-sac. The entire site drains to Welltown Pike. Regional detention is provided to ensure the post development discharge from the Stonewall sites do not exceed pre development flows to the existing 58 x 36" OvIPA culverts. Roadside ditches will transport drainage to the regional pond. These and all new culverts are designed for the 10 year storm. Landscaping and screening as required by the master plan and county ordinance are provided along Welltown Pike with this development. Unfortunately, VDOT will not approve a left turn land at this location with the current geometry. The available width there is only 11 ft. and tapers to something less. While in reality, vehicles may be able to use that area to stack for a left turn, we cannot add that stripping.
