1.0 EXECUTIVE SUMMARY 45)
This report is intended to provide design and construction d ails for a p ed water
service and sanitary sewer service system for Section 4E-at !a tEday Estates, The
Summit, in Cross Junction, Virginia. This report should be reviewed in conjunction
with a set of drawings titled "LAKE HOLIDAY ESTATES -SECTION 4e* b,,,11
LEWIS & ASSOCIATES.
Section Mis a proposed 4 lot single family home subdivision. Lot owners in Section
will be subject to and the beneficiaries of all covenants, restrictions and privileges
n010associated with Lake Holiday Country Club, Inc. and Lake Holiday Utility Company.
Water and sewer services will be provided by Lake Holiday Utility Company.
2.0 WATER SERVICE
Water service will be obtained for each individual lot by connection to existing water
mains. Lot 32 will connect to the 8" water main located in the Lakeview Drive
right-of-way. Lots 29, 30 and 31 will connect to the 8" water main located in the
South Lakeview Drive right-of-way. Each lot will be supplied by a 3/4" copper
waterline connected directly to the main or to a V service line connected to the main.
Fire flow can be obtained from an existing hydrant located at the northeast corner of
the intersection of South Lakeview Drive and Lakeview Drive.
3.0 SANITARY SEWER SERVICE , iom
3.1 General Description A /ppi7t
The four lots proposed for Section will be connected to the collection and pumping
system designed for Section 1B. The specifications for this system are contained in the
"WATER AND SEWERAGE SYSTEM REPORT AND SPECIFICATIONS" for
Section 1B, Lake Holiday Estatesia ed Margh 1 9 y LEWIS & ASSOCIATES.
Each home built in Section4491A e quipped man individual sump and grinder
pump designed to convey sewage to a low pressure force main. The force main will
discharge into the gravity collection system in Section 1B. The capacity of the sewage
lift station designed for Section 1B is adequate to handle the increased ow resulting
from the addition of the four lots in Section- / - I? FAA; 710•P-j
3.2 Individual Grinder Pumps
The holding tank and grinder pump units for each home shall be the Series GP 210 by
EnvironmentlOne Corporation. See specifications and cut sheets contained in the
Appendix.

3.3 Force Main
The force main called for on the plans shall be SCH 40 PVC pipe-ASTM D 1784 with
solvent weld joints. Installed pipe shall be tested for leakage at a minimum air
pressure of fifty percent above the design operating pressure for one hour at zero
leakage. The testing pressure head shall be 19.5 psi as derived from the following
formula.
P = .65(H); H = 29.l' TDH
3.4 Lift Station
A Class 2 sewage lift station is presently under construction in Section 113. The
original design called for a 42" diameter wet well. The wet well installed is 48" in
diameter. Lift station duplex pumps will convey the sewage from a total of 32 lots to
the sewage treatment plant. The revised lift station data are shown below.

FEATURES
GP 210 is a complete unit, including grinder pump,
check valve, tank and all necessary controls built
l into a single unit, ready to connect.
All solids are ground to a particle size so fine as to
pass easily through the pump, check valve and small
diameter pipe lines ... even objects which should
not be in sewage (plastic, rubber, fiber, wood, etc.).
The 11/4 inch discharge connection can be adapted
to any piping materials which meets local code
requirements.
A corrosion resistant tank of fiberglass reinforced
polyester (FRP), sized on the basis of computer
studies of wastewater usage patterns, provides
"peak flow" holding capacity.
An integral check valve assembly in the GP is
custom designed for non -clog, trouble -free
operation.
The GP is automatically activated and, because
it runs infrequently and for very short periods, it's
annual electric energy consumption is typically
only half that of a black and white TV.
It is available with an integral fiberglass accessway
for burial ranges from 14 inches to 10 feet.

RE: Subdivision Plan Comments - The Summit, Section 5B
Frederick County, Virginia
Dear Mr. Lellock:
Upon review of the subject subdivision plan, we offer the following comments:
1) It will be necessary to submit an engineered grading plan at the time of the building
permit application process for the following lots: 1226 - 1247 and 1205 - 1214.
The subject site plans should entail basement and finished floor elevations,
proposed grading, driveway location and culvert sizes. It will be necessary to
submit a certified as -built to the public works department prior to obtaining a final
certificate of occupancy. This certified as -built shall indicate finished floor
elevations as well as pertinent drainage features and verify that the final lot grading
conditions and building elevations meet the intent of the approved site grading
plan.
2) In accordance with VESCH Standard 3.18, provide outlet protection dimensions
on the plan for all proposed culverts located under Waterside Lane. In addition, it
will be necessary to provide a stabilized outfall channel from the culverts to the
water surface of the lake. The channel shall be designed for a ten (10) - year storm
event (i.e., quantity and velocity).
3) It will be necessary to submit a certified as -built plan to this office which reflects
all improvements performed along Waterside Lane.
