A VDOT review has been completed ,on the final. plat dated 04/06/01 for the referenced
project.
The plat appears to reflect the information shown on the plans and is therefore
approved by this letter subject to revising the dedication to the Commonwealth of
Virginia to a dedication to the County of Frederick or public use. Once revised plats are
available, please forward signature copies to this office for appropriate action.
We are providing a copy of VDOT approval letter dated 04/08/98 for the Lot #4 Site
Plan in order to accent the second paragraph in said letter: "If additional development
qualifies the roadway and cul-de-sac for inclusion into the VDOT Secondary Road System, the
entire roadway should be improved to VDOT standards prior to acceptance. "
Also attached is the VDOT comment to the County of Frederick for Lot #3.

We have received your revised site plan dated April 3, 1998 for the referenced project. It appears
all of our earlier review comments have been satisfactorily addressed. Please advise the owner
of our approval.
If additional development qualifies the roadway and cul-de-sac for inclusion into the VDOT
Secondary Road System, the entire roadway should be improved to VDOT standards prior to
acceptance.
The appropriate land use permit may now be applied for to cover work within the Route 861
right-of-way. The permit is issued by this office and will require a minimum processing fee,
surety bond coverage, and the salary & expenses of a State assigned Inspector.
Once satisfactory application has been made, a permit will normally take approximately thirty
days to process and issue. Should you have any questions, please feel free to call.

METES AND BOUNDS DESCRIPTION
The accompanying plat represents a division survey of a portion of the land conveyed
to Lenoir City Company of Virginia by deed dated January 1, 1968 of record in the office
of the Clerk of the Circuit Court of Frederick County, Virginia in Deed Book 344 at Page
235. The portion of said land herein described is hereafter to be known as Lot 3 —
Stonewall Industrial Park and fronts the eastern boundary of Lakeville Circle about 228
feet south of the intersection of said road with McGhee Road (Va. Route 861) in
Gainesboro Magisterial District, Frederick County, Virginia and is more particularly
described by metes and bounds as follows:

Beginning at a'/2" iron rebar found in the eastern boundary of Lakeville Circle, corner to
Lot 2 (Spahr Metric Inc.), thence with Lot 2 and then Lot 1 (Lenoir City Co. of Va.)
S 63029'28" E — 569.91' to a'/2" iron rebar found in a line of Lot 33 (LMAK Properties);
thence with Lot 33 and then Lot 15-A (Jeffrey J. Paulsen, et ux)
S 49030'32" W — 340.00' to a '/2" iron rebar found, a corner common to Lot 14 (Toan &
Associates L.P.) and Lot 4 (Barrett Properties, L.L.C.); thence with Lot 4
N 44004'58" W — 366.49' to a'/2" iron rebar found on curve in the cul-de-sac boundary
of Lakeville Circle; thence with the eastern boundary of Lakeville Circle for the
following three courses:
110.41' along the arc of a curve to the left, having a radius of 75.00' and a chord bearing
N 03°44'41" E for a distance of 100.701, to a'/2" iron rebar set at a point of reverse
curvature of a curve to the right; thence
40.85' along the arc of said curve, having a radius of 50.00' and a chord bearing
N 15001124" W for a distance of 39.72', to a'/2" iron rebar set at a point of reverse
curvature of a curve to the left; thence
