The plat appears to reflect the information shown on the plans and is therefore
approved by this letter subject to revising the dedication to the Commonwealth of
Virginia to a dedication to the County of Frederick or public use. Once revised plats are
available, please forward signature copies to this office for appropriate action.
We are providing a copy of VDOT approval letter dated 04/08/98 for the Lot #4 Site
Plan in order to accent the second paragraph in said letter: "If additional development
quali es the roadway and cul-de-sac fnr inclusion into the VDOT Secondary Road ,system; the
entire roadway should be improved to VDOT standards prior to acceptance. "

We have received your revised site plan dated April 3, 1998 for the referenced project. It appears
all of our earlier review comments have been satisfactorily addressed. Please advise the owner
of our approval.
If additional development qualifies the roadway and- cul-de-sac for inclusion into the VDOT
Secondary Road System, the entire roadway should be improved to VDOT standards prior to'
acceptance.
The appropriate land use permit may now be applied for to cover work within the Route 861
right-of-way. The permit is issued by this office and will require a minimum processing fee,
surety bond coverage, and the salary & expenses of a State assigned Inspector.
Once satisfactory application has been made, a permit will normally take approximately thirty
days to process and issue. Should you have any questions, please feel free to call.

The accompanying plat represents a division survey of a portion of the land conveyed
to Lenoir City Company of Virginia by deed dated January 1, 1968 of record in the office
of the Clerk of the Circuit Court of Frederick County, Virginia in Deed Book 344 at Page
235. The portion of said land herein described is hereafter to be known as Lot 33 —
Stonewall Industrial Park and is situated on the northwest quadrant of the intersection of
McGhee Road (Va. Route 861) and Tyson Drive (Va. Route 863) in Gainesboro
Magisterial District, Frederick County, Virginia and is more particularly described by
metes and bounds as follows:

Beginning at a %" iron rebar found in the northwestern boundary of Tyson Drive (Va.
Route 863), corner to Lot 15-B (Valley Wallboard Distributors, Inc.), said rebar being
located N 49°30'32" E — 550.00' of a'/2" iron rebar found at the southwestern corner of
Lot 14 (see plat Deed Book 664, Page 723); thence with Lot 15-B and then Lot 15-A
