METES AND BOUNDS DESCRIPTION
The accompanying plat represents a division survey of a portion of the land conveyed
to Lenoir City Company of Virginia by deed dated January 1, 1968 of record in the office
of the Clerk of the Circuit Court of Frederick County, Virginia in deed book 344 at page
235. The portion of said land herein described is hereafter to be known as Lot 28 —
Stonewall Industrial Park and is situated on the northeast quadrant of the intersection of
McGhee Road (Va. Route 861) and Kentmere Court (Va. Route 869) within the
development known as Stonewall Industrial Park in Gainesboro Magisterial District,
Frederick County, Virginia and is more particularly bounded as follows:
LOT 28
Beginning at a'/a" iron rebar found at a point of curvature in the northern boundary of
McGhee Road (see deed book 842, page 1126), corner to Lot 29 (see deed book 743,
page 1300), thence with said road boundary
861.79' along the arc of a curve to the left, having a radius of 930.00' and a chord
bearing N 67002' 17" W for a distance of 831.29' to a %" iron rebar & cap set at a point
of reverse curvature and at the intersection of said road boundary with the northeastern
boundary of Kentmere Court; thence with said second road boundary for the following
two courses:
63.39' along the arc of a curve to the right, having a radius of 50.00' and a chord bearing
N 57015'55" W for a distance of 59.23' to a 5/s" iron rebar & cap set at a point of reverse
curvature; thence
188.85' along the arc of a curve to the left, having a radius of 780.00' and a chord
bearing N 27052'.54" W for a distance of 188.39' to a %" iron rebar & cap set in place of
a bent '/2" iron rebar found, corner to Lot 25 (see deed book 751, page 1238); thence with
Lot 25
N 55010'56" E — 517.25' to a'/z" iron rebar found in a line in Betty G. McKown (said
rebar being located S 69°03'37" E — 197.09' of a set stone found, a corner common to
Lot 25 and said McKown); thence with McKown
S 69003'37" E — 556.36' to a %" iron rebar & cap set corner to other land of Lenoir City
Company of Virginia; thence with said other land
S 68055'03" E — 373.70' to a %" iron rebar & cap set corner to Lot 29; thence with
Lot 29
S 38046'48" W — 622.05', to the beginning.
