Dear Steve:
I received the formal subdivision application and review fee for the above referenced project on July
20, 1998. As we previously discussed, a few issues need to be addressed on the plat prior to gaining
subdivision approval.
An easement should be established enabling both the Chevron station and the Red
Cross to utilize the same entrance onto North Frederick Pike (Route 522).
2. This easement should be of an adequate distance to enable entrances into the
respective parking facilities. We discussed an easement distance of close to 100 feet;
this would allow for entrance spacing of at least 70 feet. Both the Chevron and the
Red Cross entrances onto the proposed Fortress Drive will need to be located at least
70 feet from North Frederick Pike. Both entrances will need to be designed,
approved and constructed prior to the issuance of an occupancy permit for the Red
Cross facility.
3. The entrance onto North Frederick Pike will ultimately be for the proposed Fortress
Drive. Therefore, this entrance onto North Frederick Pike should be designed
accordingly.
4. Access from North Frederick Pike to the Chevron and the Red Cross sites may be
built to driveway standards, but a bond will need to be posted with the County to
cover the costs of building Fortress Drive to the extent of the easement.
A statement "At the time of any future divisions of the B2 portion of the Star Fort
Subdivision, or at the time Phase IV of the residential development is implemented,
whichever is first, Fortress Drive shall be built, bonded and dedicated for acceptance
into the state's secondary road system."
