THIS PLAT OF STATE - LINE SUBDIVISION, VIRGINIA SECTION,
submitted this 1st day"of March, 1977, by Earl Haines and
Hazel Haines, his wife, and George Allen Clark and Lake Yvonne
Clark, his wife, hereinafter called Subdividers.
WHEREAS, by deed from The Walter M. Ballard Company, a
Delaware corporation, dated January 20, 1977 and recorded in the
Clerk's Office of the Circuit Court of Frederick County, Virginia
in Deed Book 469, at Page 543, the male Subdividers were con-
veyed 71.5 Acres, more or less, lying on the Southwest side of
Route 50, partially in Back Creek Magisterial District of
Frederick County, Virginia and partially in Capon District of
Hampshire, County, West Virginia; -.and,
WHEREAS, the Subdividers desire to divide the Virginia
portion into lots and to place on record a plat of same.
NOW, THEREFORE, the.Subdividers do hereby approve and con-
sent to the division of a portion of their land as shown on the
attached plat of Louis J. Matacia, Certified Land Surveyor.
The lots shown on the attached plat shall be subject to the
right of way shown thereon and the owners of said lots shall
have the right to use same, in connection with the Subdividers
and their assigns, for the purposes of ingress and egress from
their property to Route 50. The right of way shown on the
attached plat is specifically reserved by the Subdividers for
the owners of said four lots and the other lots in the West
Virginia portion of the Subdivision and the right of way is not
hereby dedicated for public use.
Each of the four lots shall be subject to the following
restrictive covenants which shall be covenants real running
with the land:
