Enclosed please find two (2) copies of the Southview
Subdivision, Section 2 (Final Plat) for your review and
comment as soon as possible.
We are returning two copies of the approved plats, also two copies of plan
and profile with the following changes noted.
1_ Paved or rock ditch will be required between approximate Stations 11+00
and 14+00 with actual locations to be reviewed during construction.
2. Erosion stone is required at the outlet end of the 36"x22" pipe arch. A
CD underdrain to be provided at Station 11+75.
A 3' width ditch is required in lieu of 2' shown.
4. The vertical curve near Station 12+00 should be lengthened as noted.

Be better off to leave as one lot within the subdivision.
Deed of Dedication include stipulation re square footage of housing to
be compatible with the land.
Could alter subdivision plat if they had some way to subdivide at a later
date (would not have to be rezoned).
Since it is located in Shawnee District -- allow Chairman to handle.
Can't sell because it will not perk.
Drainage easements cut through some of the lots.
Needs work, more thought & study.
What do you do with it?
Good play area?
Properly structured?
Not a good concept in its present form.
Absorb the seven (7) acre tract within the existing lots by extending their
boundaries.
3-1/2 or 3-acre tracts -- might get couple extra lots out of it.
Re -arrange it.

Dear Mr. Bass:
On behalf of South View Corporation, I am forwarding herewith
the final plat and a copy of the Deed of Dedication to Section 1,
Southview Subdivision. This subdivision is in Shawnee District
adjoining the property of Joe's Ocean Cove owned by Joe and Thelma
Bugarski.
Tfe`%ard of Supervisors of Frederick County, Virginia, tenta-
tively approved this Subdivision Plat for consideration and study
at its regular meeting on May 10, 1965. The minutes of this meeting
are recorded in the Supervisor's Minutes Book 10, at page 102,
Under these circumstances, we request that the plat be approved
without coming under the provisions of the County's new Subdivision
Ordinance.
The delay in submitting this final plat resulted from confused
communications between the surveyor and the land owners.
The land owners were of the opinion that this plat had been
approved, and had made arrangements for installing and improving
Vine Street as shown on the plat in March, 1966. Mr. Shortt advises
that he has a letter of approval of the street layout from the High-
way Department, which was acquired in preparation for the Board's
final approval of this plat prior to the enactment of the Subdivision
Ordinance. I believe the Health Department has also indicated its
approval to the lot layout and adaptability of the land. for septic
tanks and drainage fields.
We shall appreciate your earliest consideration of this plat
for your recommendation to the Board of Supervisors. If I may be
of service in furnishing additional information, please advise.
Also, if you need additional copies of this plat, please let me
know.
