I offer the following comments: • A preconstruction conference be held by the engineer and/or developer with the attendance of the contractor, various County agencies and VDOT prior to initiation of work. • Materials used and method of construction shall apply to current observed VDOT Road & Bridge Specifications applicable during construction of this development. • Our review and comments are general in nature. The permit is issued by this office and will require a minimum processing fee, surety bond coverage, and the salary & expenses of a State assigned Inspector. • If mailboxes are to be placed along the roadway fronting lots, a minimum of 6" shall be between the face of curb and the front of mailbox as shown on the RFD-1. • Private entrances will be installed in accordance with the CG-913 detail. This is the developer's responsibility. • Any entrances constructed from the referenced street(s) shall meet VDOT minimum standards. This' is the developer's responsibility. • Any signs to be installed will be in accordance with the Manual on Uniform Traffic Control Devices, 2003 Edition, and the approved plans. • I suggest any utilities and/or storm sewer placed within the proposed right-of-way be backfilled completely with C.R. Type 21-B Stone. This will greatly reduce the possibility of any pavement settlement. • A copy of any/all recorded plats of dedication for drainage easements or additional right-of- way required for implementation of this proposed project should be provided to VDOT prior to issuance of any land use permit. The Planning Department needs clarification on a couple of things before approval is met. Also, approval cannot be met until staff receives all review agencies having no additional comments. 1. Note what the open space acreage is between lots 271 and 272.. 2. Should there be a berm put in place in front of lots 209, 208, 207, 206, 308, 309? If so, annotate a detail. 3. Along the limits of clearing and grading, please show how the natural pond will be protected. If a fence is what is being used to protect; please provide detail (see sheet 14).
